Fire rated sealant for Oxgangs homes and businesses

Fire rated sealant in Oxgangs, done properly

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. We are often asked to deal with open joints along the top of partitions and cracked or shrunken fire-rated sealant, on door frames, linear gaps and flats & HMOs.

Scotland has its own building regulations, with their own technical handbooks. In Oxgangs, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.

Our work is backed for twelve months.

Do you need fire rated sealant in Oxgangs?

A lot of fire stopping is out of sight: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

Signs it’s time to call us include:

  • Fire stopping disturbed by later work
  • Gaps where walls meet ceilings or slabs
  • Unsealed gaps around fire door frames
  • Fire seals that have cracked with movement

If you look after a building such as Firrhill High School, service openings in fire-resisting walls need checking after any refurbishment.

Before you book anyone

  • How long to leave it before use
  • Which colour the sealant will be
  • The length of the guarantee

10 questions to ask before you book

Surface by surface

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run so there are no open sections left.

Service penetrations

A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. We follow the manufacturer’s tested detail for each and we flag any that need another system.

What we cannot put right

A few problems are outside what sealant work can do:

  • Problems with the door itself rather than the gap around the frame
  • Walls or floors that weren’t built to resist fire
  • Assessing a building’s fire safety

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Joints and surfaces we work on

  • Service penetrations
  • Door frames
  • Flats & HMOs
  • Pipe & cable gaps
  • Linear gaps
  • Plasterboard & masonry

What happens on the day

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a handful of gaps, and longer for a whole building from start to finish. For a tenement in Oxgangs, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules
  • Tell us about any previous sealing or DIY attempts

Questions from Oxgangs

Can you do fire rated sealant in Oxgangs?

Yes, Oxgangs is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Can you help a landlord with a rental near Slateford station?

Yes. We work for landlords and agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you offer different sealant colours?

In most cases you can choose. We’ll explain which colours are available and agree one before any work starts.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Where are you based?

Our base is Crawley. We work across South East England, London and Scotland.

Why act early in Oxgangs

If an assessor has flagged gaps, it makes sense to close them before the next review. Having them sealed and recorded now gives you evidence that the item was dealt with. Scottish rain finds any gap around a frame or wall joint, and in Oxgangs, damp can spread through stone and plaster before anyone sees it.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

How to look after the new joints

After the cure time, these simple habits help:

  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Check risers, ceiling voids and cupboards during building checks
  • Report cracked or damaged seals as soon as you notice them
  • Take photos of fire stopping before ceilings or boxing go back

Any fire seal that’s cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

An open gap is not only a fire issue: noise, draughts and even pests can come through too. Sealing them early helps on every front.

Quotes for fire rated sealant in Oxgangs

Some jobs are bigger than they look, and some smaller. The main factors:

  • When we can work, for business premises
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • Access and height

What you pay reflects the work, not guesswork. That is why we ask about the job first and send you a clear quote before work begins.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that is easy
  • Whether it’s a home or a business
  • Any access issues, like height or stairs

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.
