Fire rated sealant in Clovenstone, done properly
Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. If you have ordinary sealant used where a fire-rated product was needed and joints picked up in a fire-stopping survey, we can put it right.
Scotland has its own building regulations, with their own technical handbooks. For buildings in Clovenstone, fire-rated sealant is installed to the manufacturer’s tested details, and washroom and kitchen sealant is chosen for heavy use.
All of our work is guaranteed for twelve months, in Clovenstone and everywhere else we cover.

Aftercare tips
Looking after new joints is easy:
- Never patch a fire seal with standard sealant
- Check risers, ceiling voids and cupboards during building checks
- Allow for resealing whenever new services are run
- Keep the record of products and locations with your fire safety documents
Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint, so ask us which we used.
Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.
How the visit works
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a handful of gaps, and longer for a whole building. For a tenement in Clovenstone, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used.
Before we arrive
- Tell us if parking is tricky
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote
Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details, and pictures are welcome.
Related advice
Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.
If you look after a church, hall or community building such as Wester Hailes Baptist Church, older buildings that have had new heating or wiring often have service gaps worth checking.

What we cannot put right
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Certifying a building or signing off its fire safety
- Large holes that need a different fire-stopping system
- Construction that doesn’t provide fire resistance on its own
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Questions from Clovenstone
Can you do fire rated sealant in Clovenstone?
Yes. We work across all of Scotland, and Clovenstone is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Do Scottish building rules affect fire-rated sealant work in Clovenstone?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can you work in occupied buildings?
Yes. We regularly work in flats, HMOs, schools and offices while they’re in use. Early starts or out-of-hours work can be arranged if that suits the building.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Clovenstone.
Can you tell me how many minutes the seal will last?
That is not something we state or certify. Your specification sets the requirement, and we apply a product tested for it, recording the locations and products.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Surface by surface
Masonry and concrete
Holes through concrete and block are rarely neat. We check the gap size around the service to make sure it suits the product.
Plasterboard walls
Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall.

Common problems we fix in Clovenstone
Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service is not always sealed again.
These are the problems we’re asked about most:
- Unsealed gaps where pipes and cables go through a wall
- Gaps filled with a product that isn’t fire-rated
- Gaps left after a refit or conversion
- Old fire sealant that has split or come away
If you let a flat or house near Wester Hailes station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
