How we handle new build mastic in Bents

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. We are often asked to deal with messy sealant that spoils new finishes and worktop and upstand sealant coming away, on bathrooms & en suites, plot handovers and windows & doors.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Landlords, agents and businesses in Bents

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

The process

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes anything from a few hours to several days, depending on the number of plots. Outdoor work around Bents depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Each area is checked and left with its cure time.

New build mastic around Bents

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

For new homes near Addiewell station, it’s worth checking the sealant early, while snags are still fresh. Around Bents, as everywhere, new build mastic is only as good as the preparation behind it.

Why act early in Bents

DIY kits don’t solve the main problems with new-build sealant: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. In an older home around Bents, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Resist patching a failed seal with a tube from the DIY shop
  • Follow the cure time we give you
  • Put sealant faults on your snagging list early
  • Act quickly if a seal starts to leak

Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in saves a harder job later.

Common questions in Bents

I let a flat near Addiewell station. Can you help?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Will you come out to Bents?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you.

Do you have insurance?

Yes. Mr Mastic is fully insured.

Why does sealant fail so quickly in new builds?

A new house dries and settles for a year or two, and sealant is often rushed onto dusty, unprimed surfaces. Both lead to early failure.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can new sealant go on top of the old bead?

No. The old sealant is cut out fully, the joint cleaned and primed where needed, before resealing.

What should I tell you?

Let us know what needs doing and where, plus pictures if you have them. We’ll ask anything else we need to know.

  • The type of sealant required
  • Whether there’s mould to deal with
  • The number and length of the joints
  • How many areas need sealing

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

When you contact us, these details help:

  • Whether it has been sealed before

What we cannot put right

A few problems are outside what sealant work can do:

  • Disputes or warranty claims with your builder
  • Leaks from pipes, valves or wastes, which need a plumber
  • A tray or bath that is not properly supported, until it’s fixed

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
