New build mastic in Loganlea, done properly

Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a seal that is letting water through needs doing now. We work on plot handovers, skirting & floors and bathrooms & en suites, and common reasons people get in touch are cracks appearing as a new home settles and untidy sealant flagged on a snagging list.

Around smaller Scottish places like Loganlea, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Every job is covered by a 12-month guarantee.

Loganlea: your questions answered

Is Loganlea in your area for new build mastic?

Yes, Loganlea is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Do you cover smaller places like Loganlea?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can I send you my snagging list?

Yes. Send the list and a few pictures of the sealant items. We will tell you if anything on it isn’t a sealant job.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.

When is the best time to reseal in a new build?

Any seal that’s leaking should be redone right away. For small cosmetic gaps, waiting until the house has settled can save doing them twice.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Why act early in Loganlea

A hairline gap at a skirting can wait, but water getting through cannot. If you’re unsure which you have, send an email to info@mrmastic.co.uk with photos. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What affects the cost of new build mastic

There’s no set price list, because jobs vary so much. The quote depends on:

  • The number and length of the joints
  • Working hours on commercial sites
  • The old material and how stubborn it is
  • Which sealant suits the joint

The cost depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

Helping us quote

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • The rough size of the job
  • The address or postcode of the job
  • Whether it has been sealed before

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Broken tiles or a split tray
  • A tray or bath that isn’t properly supported, until it’s fixed
  • Disputes or warranty claims with your builder

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Photograph failed sealant before it’s redone
  • Use the extractor fan every time you shower
  • Avoid running a DIY bead over the old one
  • Raise failed sealant with the developer while you’re covered

Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers.

Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you, so raise it early.

How the job changes by surface

Windows and doors

On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.

Skirting and floors

Floors and skirting move as the house dries and the heating runs. Caulk cracks; a flexible sealant moves with it painted or coloured to suit.

How the visit works

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on the number of plots for a typical job. Around Loganlea, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. Each joint is checked for movement before work begins.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

How to prepare

  • Let us know about earlier repairs to the joints
  • Let us know about parking restrictions
  • Clear the area around the work
