Common problems we fix in Longridge
A new house holds a lot of water from the build, which takes a year or two to dry out. As it does, timber shrinks and joints open.
It’s worth asking for a quote if you see:
- Frame joints opening as the plaster dries
- Untidy sealant flagged on a snagging list
- Gaps behind new kitchen upstands
- Second-fix sealing on new plots
In and around Longridge, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- Whether you can choose the colour
- What preparation is included
- How long the guarantee is
- Who turns up on the day
Your questions about new build mastic in Longridge
Do you work for landlords with property near Breich station?
Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Do you cover smaller places like Longridge?
Yes. Longridge is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is the work guaranteed?
Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.
Are you insured?
Yes. We are fully insured, and we can confirm the details when we quote.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Is it worth resealing while the house is still settling?
It depends on whether water is getting through. Failed seals in wet areas need doing now, but cosmetic gaps can wait for movement to slow.
Do the sealants smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.

When something else is needed
We will always be straight with you, so here’s what new sealant will not do:
- Plumbing faults behind the sealant
- Baths and trays that move too much for sealant to cope with
- Cracking that points to a structural problem
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

- Plot handovers
- Bathrooms & en suites
Why deal with it now?
A hairline gap at a skirting can wait, but a leaking seal cannot. If you’re unsure which you have, drop us a line at info@mrmastic.co.uk with photos and we’ll give you a straight answer. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Why us?

Different surfaces, different methods
Windows and doors
Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant that suits the frame.
Skirting and floors
As timber and screed dry, skirting and floors shift. Caulk cracks; a flexible sealant moves with it.
How it works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the number of plots, including the tidy-up. Somewhere like Longridge may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we work through your snagging list or plot schedule with you.
- Failed or untidy sealant is cut out completely.
- Each joint is cleaned of dust and grit, then primed if required.
- New sealant suited to each joint is applied and tooled neatly.
- Finally, each room is checked and you’re given the cure time.
Preparing for the visit
- Clear items away from the joints we’re working on
- Plan for the work area to be out of bounds to pets and children
- Let us know about earlier repairs to the joints

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Open a window or run the fan after bathing
- Put sealant faults on your snagging list early
- Check bath and shower seals every few months as the house settles
- Avoid running a DIY bead over the old one
Leave the sealant for the cure time we give you before showering or bathing. Silicone is usually left for about a day to cure enough for use.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.
