FAQs for Kirkton

Do you cover Kirkton for regrouting?

Yes. We work across all of Scotland, and Kirkton is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Livingston North station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Will the sealant be renewed as well as the grout?

Yes, in most cases. Fresh grout next to old, mouldy silicone would look odd and could still leak.

Is regrouting a chance to pick a new grout colour?

Yes. With the old grout removed, the new colour fills the whole joint rather than sitting on top.

How do I get a quote for regrouting in Kirkton?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Can I add another job to the visit?

Yes. Just list everything you need and you will get one quote.

How long does the job take?

Most jobs take anything from a few hours to a full day, depending on the area, including the preparation. Your quote will say how long we expect yours to take.

Regrouting in Kirkton

Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. If you are dealing with crumbling grout between the tiles and kitchen splashback grout stained by grease, we can put it right.

A bathroom in a place like Kirkton gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

How the visit works

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work normally takes a few hours, or longer for a fully tiled room. Outside jobs in Kirkton need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. The corners and edges get new silicone, because grout there would crack.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in

Advice

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Don’t ignore a tile that feels loose
  • Use a soft brush rather than a wire one
  • Use gentle cleaners on grout
  • Don’t use strong acidic cleaners on grout

Use a gentle cleaner on the grout with a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Small problems with grout are quick to put right. Left, the same problem can let water through, so get it looked at when you notice it.

What regrouting looks like in Kirkton

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you look after a building such as Inveralmond Community High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as St Andrew's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Why deal with it now?

Bleach can lighten stained grout for a while, but mould that has got into grout normally comes back. New grout, with silicone in the corners, deals with the cause. Around Kirkton, water from a failed joint in an older stone home can soak into timber and plaster.

Signs you need regrouting in Kirkton

Most grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down, especially in a shower that’s used every day.

Keep an eye out for any of the following:

  • Splashback grout that has darkened
  • Grout stained black or orange that will not clean
  • Gaps where the shower grout has gone
  • Corners filled with grout instead of silicone

Letting a property close to Livingston North station? Then stained grout drags a rental down, and regrouting between lets puts that right.
