Regrouting near Uphall Station

Regrouting in Uphall Station

Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. We rake it out and replace it and renew the silicone at the edges. Common call-outs are for kitchen splashback grout stained by grease and grout washed out of a shower, across bathroom wall tiles, kitchen splashbacks and shower walls.

Bathrooms in smaller places like Uphall Station work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Do you need regrouting in Uphall Station?

Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard can wash out within a few years.

Common reasons people contact us include:

  • Good tiles let down by tired grout
  • Cracked grout along the bath or tray
  • Grout stained black or orange that will not clean
  • Crumbling grout between the tiles

If you let a flat or house near Livingston North station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Why act early in Uphall Station

It’s tempting to fill a few cracks yourself, but the patches often do not match, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • An ARBOMaster approved applicator
  • Old sealant always removed completely
  • Trusted Arbo and Everbuild sealants
  • More than 20 years in sealant work

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Check the corner silicone every few months
  • Use a squeegee on the tiles after showering
  • Get any tile that moves checked promptly
  • Open a window or run the fan to clear steam

Leave the area unused for as long as we advise, so it can harden properly. After that, rinse the tiles after showering and keep the room ventilated.

Stains that won’t clean are a sign the grout is breaking down. Regrouting at this stage is straightforward, before the joints open up.

Common questions in Uphall Station

Will you come out to Uphall Station?

Yes. Uphall Station is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Livingston North station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is it possible to regrout only the shower area?

Yes. A lot of our jobs are only the shower, or the area where the grout has gone.

Is the work guaranteed?

You get our 12-month guarantee on every job, and we are fully insured.

Can you seal over the old sealant?

No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

How long does the job take?

Typically it takes anything from a few hours to a full day, depending on the area. Larger jobs naturally take longer.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can I add another job to the visit?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

What regrouting looks like in Uphall Station

There are hotels and other places to stay in and around Uphall Station. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Schools such as Our Lady's High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Uphall Church And Burial-ground, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we can’t put right

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. It won’t solve:

  • Movement in a stud wall or floor
  • Loose tiles, which need refixing first
  • Cracked or broken tiles

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

  • Bathroom floors
  • Tiled floors

Landlord and commercial work in Uphall Station

Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

How the visit works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a shower enclosure, longer for a whole room for a typical job. For a place like Uphall Station, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. We reseal the internal corners and edges with silicone.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints
  • Tell us about any water getting in
