How we handle regrouting in Dechmont

Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. We’re often asked to deal with floor grout that won’t come clean and corners filled with grout instead of silicone, on kitchen splashbacks, tiled floors and bathroom wall tiles.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

All our work is covered by our 12-month guarantee, wherever you are in West Lothian.

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • A floor or wall that keeps moving
  • Failed tanking or waterproofing under the tiles
  • Leaks from pipes, valves or wastes (a plumber’s job)

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Do you need regrouting in Dechmont?

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down over time, leaving the joints sunken and rough.

Keep an eye out for these signs:

  • Shower grout that has worn away
  • Grout in a colour the owner wants to change
  • Kitchen splashback grout stained by grease
  • Cracked grout along the bath or tray

Schools such as Deans Community High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • Whether the sealant suits the joint
  • Whether you can choose the colour
  • What insurance they hold
  • What preparation is included

Our hiring checklist

What regrouting looks like in Dechmont

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Dechmont has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you let a flat or house near Uphall station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. In the older streets around Former Memorial Church, walls and floors in older homes can move, and sealant and grout show it first.

Further out, we also cover Bathgate (4 miles west), Linlithgow (5 miles north-west), Whitburn (7 miles south-west), East Calder (4 miles south-east), Armadale (7 miles west) and Calderwood (4 miles east).

What happens if it’s left?

Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Quotes for regrouting in Dechmont

The quote reflects the job in front of us. We look at:

  • How many areas need sealing
  • The number and length of the joints
  • The old material and how stubborn it is
  • Working hours on commercial sites

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Photos by email, if that’s easy
  • What’s wrong with the joints now
  • Roughly how big the job is
  • Any previous sealing or DIY work

Every job is quoted individually, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details.

FAQs for Dechmont

Is Dechmont within the area you cover?

Yes, Dechmont is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for hotels and guest houses in Dechmont?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

What does regrouting cost?

It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk and let us know what needs doing and where.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.

How long will you be here?

It depends on the size of the job, but most jobs take anything from a few hours to a full day, depending on the area. We’ll give you a better idea when we quote.

Will the sealant be renewed as well as the grout?

We normally do. New grout beside old sealant wouldn’t look right and wouldn’t keep water out.

What should I tell you?

Let us know what needs doing and where, plus photos if you have them. We will ask anything else we need to know.

The process

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for a shower enclosure, longer for a whole room, depending on the amount of work. Outdoor work around Dechmont depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. We vacuum the joints and clean out the dust.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints
  • Tell us about any water getting in
