About our regrouting in Deans
A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. We’re often asked to deal with grout in corners that has cracked and floor grout that won’t come clean, on bathroom floors, shower walls and tiled floors.
In and around a place like Deans, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

The process
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to a full day, depending on the area. Outside jobs in Deans need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
How to prepare
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we are working on
- Mention if the joints have been sealed before

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Regrouting in Deans: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For site and facilities teams at buildings such as Deans Community High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Livingston North station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

Wet rooms
Wet rooms have water across the floor, so sound grout really matters. We check the tiles first.
Corners and edges
The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.
What we can’t put right
New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:
- Damaged tiles that need replacing
- Movement in a stud wall or floor
- Water coming from plumbing rather than grout
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Bathroom wall tiles
- Tiled floors
- Bathroom floors
- Shower walls
- Kitchen splashbacks
- Wet rooms
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Don’t use strong acidic cleaners on grout
- Get any tile that moves checked promptly
- Skip wire brushes and scourers
- Stick to mild products for cleaning grout
Have any tile that moves checked straight away. A loose tile cracks the grout around it and open a path for water.
Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
