About our regrouting in Knightsridge

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, since new grout can’t fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. If you are dealing with discoloured grout on otherwise sound tiles and cracked grout along the bath or tray, we can help.

A bathroom in a place like Knightsridge gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

All our work is covered by our one-year guarantee.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Regrouting around Knightsridge

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Rented homes near Livingston North station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. Homes close to St Andrew's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like Inveralmond Community High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How we quote for regrouting

Every job gets its own quote. This is what makes a difference:

  • How many rooms, windows or areas are involved
  • The product the joint needs
  • Mould in or behind the old joints
  • The old material and how stubborn it is

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

What we need to know

When you call or email, it’s useful to know:

  • If someone has resealed it before
  • The rough size of the job
  • What’s wrong with the joints now
  • Where the job is, and your postcode

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we’ll come back to you with a quote.

How the job changes by surface

Bathroom wall tiles

We can regroute all the walls in a bathroom, depending on size. It’s a good time to change the grout colour.

Corners and edges

We reseal edges at the same time as regrouting, so the whole area is finished together.

The process

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours, or longer for a fully tiled room. Outside jobs in Knightsridge need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Tell us about any water getting in
  • Clear the area around the work
  • Let us know about stairs, lifts or work at height

Common questions in Knightsridge

Is Knightsridge within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Livingston North station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Is there any odour?

Possibly a little. It fades as the sealant cures, and ventilation helps.

What guarantee comes with the work?

Our 12-month guarantee applies to all our work. We are also fully insured.

How much does regrouting cost in Knightsridge?

Size, access and the old material all affect the cost. Ask us for a quote.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Landlord and commercial work in Knightsridge

For anyone letting property in or around Knightsridge, several properties can go on one quote. Send us the addresses and the work at each.

Housing providers, facilities teams and property managers book us too in Knightsridge and across West Lothian. We can quote a run of properties together, and we are fully insured for the work.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep harsh bleach and acid cleaners off the grout
  • Keep an eye on the silicone along the edges
  • Have loose tiles looked at early
  • Give the walls a quick rinse after use

Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well to help it dry out.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
