Gutter Sealing in Knightsridge
Sealing leaking gutter joints, end caps, fascias, soffits and roofline trims for homes and businesses in Knightsridge and across West Lothian. Fully insured, ARBOMaster approved and guaranteed for a year.
- Streaks down the brickwork from a leaking joint
- Open joints in fascias and soffits
- Water dripping where gutter sections meet
When to call us in Knightsridge
Overflowing gutters can look like leaking joints. If the downpipe is blocked, water has nowhere to go, which is why we look before we seal.
Signs it’s time to call us include:
- Damp on an inside wall under a dripping gutter
- Old gutter sealant that has let go
- Fascia boards with gaps between them
- Old sealant on roofline trims that has split
For an older house near a landmark such as St Andrew's Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.
Questions to ask before you book
- When the joint can take water or movement
- Whether the sealant suits the joint
- Whether VAT is included
- Is the old sealant removed completely?
Gutter sealing in Knightsridge, done properly
Open fascia and soffit joints spoil the roofline and can let weather in. We seal them in a colour to suit where possible. Typical jobs include leaking gutter joints and stop ends and stop ends leaking at the end of a run, across uPVC fascias, garage door frames and roofline trims.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

How it works
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours, depending on the number of joints and the access. For a place like Knightsridge, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, we find the drip and check the gutter isn’t cracked or sagging.
- Old sealant and dirt are removed from the joint.
- The area is dried so the sealant can bond.
- Gutter or exterior sealant is applied and finished.
- The run is checked and any debris near the joints is cleared.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Mention any leaks or damp you’ve noticed
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Your questions about gutter sealing in Knightsridge
I let a flat near Livingston North station. Can you help?
Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Do you cover Knightsridge for gutter sealing?
Yes. We work across all of Scotland, and Knightsridge is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Can you fit new guttering?
No. We seal joints; replacing gutters and fascias needs a gutter or roofline installer.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Are you fully insured?
Yes, we’re fully insured for every job we do.
Is gutter cleaning part of the job?
We clear debris around the joints we’re sealing. A full clean of the gutters is not part of it.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures.
Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Do not leave a sagging gutter
- Glance at the soffit joints now and then
- Make sure downpipes are not blocked
- Watch for drips in a downpour
Look at fascia and trim joints when you’re checking the gutters. A small split is quicker to put right.
Early sealing limits how much water hits the wall. We will let you know if the gutter needs more than sealant.
What happens if it’s left?
Sealant won’t clear a blocked downpipe. We check the cause first and tell you if something else is needed. In a place like Knightsridge, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Knightsridge buildings and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Managing a site like Inveralmond Community High School? Then its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near Livingston North station, a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.
