Regrouting in Bellsquarry, done properly

We work across Bellsquarry, regrouting bathrooms, showers and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. We work on kitchen splashbacks, shower walls and tiled floors, and people most often call us about corners filled with grout instead of silicone and good tiles let down by tired grout.

For a place like Bellsquarry, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Bellsquarry: your questions answered

Will you come out to Bellsquarry?

Yes, Bellsquarry is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Bellsquarry for regrouting?

Yes, Bellsquarry is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

How soon can the shower be used after regrouting?

We give you a time before we leave. It depends on the grout and the sealant used so please stick to it.

Can you change the grout colour?

Yes, plenty of people choose to. Darker grout can hide marks and lighter grout gives a fresher look.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

Is resealing included with regrouting?

In most cases, yes. The corners and edges should be silicone and doing both at once leaves everything sound.

Do you guarantee regrouting?

Every job comes with our 12-month guarantee, and we’re fully insured.

How the job changes by surface

Bathroom wall tiles

We can regroute all the walls in a bathroom, depending on size. You can change the colour at the same time.

Shower walls

Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.

What we’re called out for in Bellsquarry

Hard water and soap leave a film on grout that is hard to shift. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.

Most people get in touch when they notice one of these:

  • A grout colour that no longer suits the room
  • Grout that makes sound tiles look old
  • Shower grout that has worn away
  • Dirty, worn grout on a tiled floor

Letting a property close to Livingston South station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Why it’s worth doing now in Bellsquarry

It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. In an older home around Bellsquarry, damp from a failed joint can get into timber and plaster.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Bathrooms and kitchens in Bellsquarry

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you look after a building such as St. Margaret's Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

How it works

When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work starts. The work normally takes a few hours, or longer for a fully tiled room. Around Bellsquarry, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. We vacuum the joints and clean out the dust.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. We reseal the internal corners and edges with silicone.

Getting ready for the visit

  • Tell us if parking is tricky
  • Clear items away from the joints we are working on
  • Keep children and pets away from the work area

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Look at the sealant in the corners now and then
  • Use a soft brush rather than a wire one
  • Run the extractor fan during and after a shower
  • Rinse soap off the tiles after each shower

Use a gentle cleaner on the grout and a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.
