About our window mastic in Uphall
Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you’re dealing with untidy mastic left by window fitters and draughts coming in around windows and doors, we can put it right, whatever the surface.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How the job changes by surface
Timber windows & doors
Soft or rotten wood can’t be sealed successfully. We’ll point out any rot we find, as a joiner will need to deal with it.
uPVC windows
The frame is cleaned with a product that won’t harm the plastic, then the sealant goes in between frame and wall and tooled smooth.

How the visit works
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes most of a day for a typical house, less for a few frames in most cases. Around Uphall, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
How to prepare
- Let us know if you’ve seen damp or leaks
- Let us know about parking restrictions
- Keep pets and children clear of the area while we work

Advice
How to look after the new joints
Aftercare is simple:
- Clear any debris from frame drain holes
- Don’t paint over the silicone
- Keep timber frames painted
- Walk round the house once a year and look at the joints
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.
Do you need window mastic in Uphall?
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.
The most common problems we see are:
- Cracked sealant at the sill ends
- Sealant in the wrong colour for the frame
- Hard, cracked sealant around windows
- Mastic that’s falling out in pieces
Homes close to Uphall Church And Burial-ground include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

Uphall questions
Can you help a landlord with a rental near Uphall station?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Do you cover smaller places like Uphall?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Will the old sealant be removed?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How much does window mastic cost in Uphall?
It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk with a short description of the job.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
When is the sealant fully cured?
Cure times vary by product and the temperature. Before we leave, we’ll tell you the cure time.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Why it’s worth doing now in Uphall
Resealing frames is a short job: the visit takes a few hours for a few frames, or a day or more for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. In a place like Uphall, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Uphall homes and the weather
Historic houses like Howden House (about 2.6 miles south) are a reminder that the area around Uphall has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For site and facilities teams at buildings such as Broxburn Academy, larger buildings have plenty of frames, and the mastic around each one ages. If you let a flat or house near Uphall station, renewing tired window mastic between tenants heads off draught and damp complaints.

What affects the cost of window mastic
Jobs vary more than people expect. What affects the quote:
- The size of the job
- How easy the joints are to reach
- Any working-time requirements on site
- How many areas need sealing
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.
