Window mastic for homes and businesses in Bridgend

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. If the draught is through the window seals instead, we’ll tell you. Common call-outs are for untidy mastic left by window fitters and rain getting in at the frame or under the sill, on patio & French doors, composite doors and uPVC windows.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What happens if it’s left?

Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. In an older home around Bridgend, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

The process

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a handful of frames, longer for a whole house. Around Bridgend, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Let us know about parking restrictions

Common questions in Bridgend

Can you do window mastic in Bridgend?

Yes, Bridgend is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to Bridgend?

Yes, Bridgend is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can resealing stop a draught around my window?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that’s a different fix, and we will say so.

How many windows can you do in a day?

It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.

How do I get a quote for window mastic in Bridgend?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Bridgend homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Historic houses like Howden House (about 5 miles south) are a reminder that the area around Bridgend has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you look after a building such as Winchburgh Academy, its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Linlithgow station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What we’re called out for in Bridgend

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

Look out for any of the following:

  • Water coming in at the bottom corners of a door
  • Rushed sealant from a window installation
  • Cracked internal joints between frame and plaster
  • Black, perished sealant on frames

For an older house near a landmark such as Pardovan Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Our hiring checklist

What sealant work can’t fix

New sealant cannot fix everything, and we will tell you before work begins. Sealant will not put right:

  • Penetrating damp from a failed cavity tray or render
  • A frame that has rotted at the joint
  • A door that needs adjusting, rehanging or new seals

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Where we work in Bridgend

  • Window sills
  • Patio & French doors
  • Composite doors
  • Aluminium frames
  • uPVC windows
  • Timber windows & doors

What the job involves on each surface

Composite doors

A composite door normally sits in a plastic outer frame, and the joint around it is sealed like a window. We match the colour to the frame.

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the new bead is laid against the frame and the wall.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

A DIY attempt does not rule out a professional job. We cut it out and start again.
