Sand mastic for Bridgend homes and businesses

Frames and glazing around Bridgend

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Rented homes near Linlithgow station change hands often, and any sash windows need sound mastic to keep draughts and rain out. Managing a site like Winchburgh Academy? Then the mastic around its windows and doors needs looking after like any other building’s.

Sand mastic in Bridgend

Sand mastic suits most period window surrounds. Newer frames usually get a flexible sealant instead, and we will talk through which suits your home. Common call-outs are for mastic that needs renewing before redecorating and cement or filler used on old window joints that has cracked, on brick reveals, sash and case windows and timber door frames.

Outdoor sealant needs a dry surface, so window work around Bridgend is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

All our work is covered by a 12-month guarantee, wherever you are in West Lothian.

How the visit works

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes anything from a few hours to a full day, depending on how many windows for a typical job. Outside jobs in Bridgend need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Preparing for the visit

  • Let us know about parking restrictions
  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive

Yes, Bridgend is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Yes, Bridgend is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Can sand mastic be painted?

Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we’ll talk you through it.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Where are you based?

We work from Crawley. Our applicators cover Bridgend.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Do you have insurance?

Yes. We are fully insured.

Which is right for my windows, sand mastic or modern sealant?

We will help you decide. Period homes often look best with sand mastic, and modern sealants suit newer frames.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Plan mastic work ahead of painting
  • Keep sills and gutters clear so water drains away
  • Look over the window mastic once a year
  • Go gently near the mastic when preparing windows

Don’t run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.

It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.

How we quote for sand mastic

Call for a quick quote. The main things that affect it are:

  • Mould in or behind the old joints
  • How much there is to do
  • Which sealant suits the joint
  • How many areas need sealing

Doing several joints on one visit usually makes better use of the time than several visits. We’ll give you a clear price for the lot.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The type of property
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, email us at info@mrmastic.co.uk.

When to call us in Bridgend

Most of it is simply age. Even well-laid mastic needs renewing in time and how long it lasts depends on the weather it faces.

If you can see any of these, it’s time to have the joints looked at:

  • Draughty sash windows at the surround
  • Gaps round a timber door in stone or brick
  • A silicone bead on a sash window that spoils the look
  • Mastic that needs renewing before redecorating

Homes close to Pardovan Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Before booking anyone

  • What the quote includes, VAT included or not
  • Whether all the old sealant comes out first
  • What happens if they find a problem under the old sealant
  • How the surfaces are prepared before sealing

10 questions to ask before you book

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
