Gutter sealing in Swanston
Open fascia and soffit joints spoil the roofline and can let weather in. We seal them in a colour to suit where possible. We work on gutter end caps, soffit joints and gutter joints, and the jobs we see most are dripping gutter ends and leaking gutter joints and stop ends.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
All our work is covered by a one-year guarantee.

Outside joints around Swanston
With historic houses such as Melville Castle (about 4.3 miles east) nearby, there’s older building stock in the area around Swanston as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
Schools such as Firrhill High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. If you let a flat or house near Slateford station, a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.

Swanston: your questions answered
Can you do gutter sealing in Swanston?
Yes. Our work covers the whole of Scotland, and Swanston is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
Can you help a landlord with a rental near Slateford station?
Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
How long before the joint can be used?
Different products cure at different speeds, so follow the cure time we give you.
Can you quote for more than one area?
Yes. Just list everything you need and you’ll get one quote.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Can you seal fascia and soffit joints?
We do. We seal the joints, not replace the boards, and if a board is damaged, we’ll tell you.
When to call us in Swanston
When a gutter sags, its joints open. Resealing a sagging joint will not last so the brackets need attention first.
People usually contact us after spotting one of these:
- Damp patches inside below a leaking gutter
- End caps that drip every time it rains
- Rain getting in around a garage door
- Earlier gutter repairs that have peeled off
In the older streets around Fairmilehead Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
What to look for in a quote
- Is VAT in the price?
- How the surfaces are prepared before sealing
- Whether all the old sealant comes out first
- What the cure time is

How it works
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on the number of joints and the access. Around Swanston, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We find where the water is coming from and check the gutter is sound.
- The old sealant and dirt are cleaned out of the joint.
- We dry the joint so the new sealant can bond.
- We seal the joint with a sealant made for gutters.
- The gutter is checked and debris around the joints cleared.
Before we arrive
- On commercial sites, let us know about site rules
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit

Advice
Leave it or put it right?
New gutters cost far more than a few resealed joints. If the gutter is sound and the drip is a joint a reseal is all it needs. If it has failed, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
