Swanston New Build Mastic
New-build sealant joints in Swanston need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.

New build mastic in Swanston
Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. Common call-outs are for leaking shower tray seals in a new home and frame joints opening as the plaster dries, across bathrooms & en suites, show homes and kitchens.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What we cannot put right
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Broken tiles or a split tray
- Structural cracks in walls or ceilings
- Disputes or warranty claims with your builder
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Aftercare tips
Good habits help new joints last longer. Our tips:
- Do not seal over failed sealant yourself
- Wipe joints with warm soapy water
- Record problems with dated pictures
- Follow the cure time we give you
Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day.
A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.
Common questions in Swanston
I let a flat near Slateford station. Can you help?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Will you come out to Swanston?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.
Do you remove the old sealant?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
Where is Mr Mastic based?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Can you match the sealant colour to my new kitchen or bathroom?
It depends on the joint: white or clear for most sanitary joints, colours for worktops, floors and frames. We agree the colour before we start.
How long does new build mastic take?
A typical job takes a few hours in a single home. Your quote will say how long we expect yours to take.
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What new build mastic looks like in Swanston
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
If you’ve bought a new home near Slateford station, the sealant around baths, showers and frames is worth checking in the first year or two.

What happens if it’s left?
A hairline gap at a skirting can wait, but a leaking seal can’t. Not sure whether yours can wait? You can email us at info@mrmastic.co.uk with a few photos and we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

How the job changes by surface
Show homes
We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.
Bathrooms and en suites
New-build bathrooms and en suites are where sealant fails most often. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.
What we are called out for in Swanston
Later trades and the final clean can damage fresh sealant. If it’s disturbed before curing, the joint can be left weak, and the problem shows up after you move in.
If you can see any of these, it’s time to have the joints looked at:
- Sealant that never bonded to the surface
- Frame joints opening as the plaster dries
- Cracks appearing as a new home settles
- Worktop and upstand sealant coming away
In and around Swanston, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Before you book anyone

- Which colour the sealant will be

How the visit works
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on the number of plots. Outside jobs in Swanston need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely down to clean surfaces.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- For indoor joints, keep the area dry beforehand if you can
- Tell us about access, such as stairs, a lift or high-level joints
