Commercial & hotel sealant in West End, Edinburgh
Specialist commercial sealant for West End: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Whole floors of tired en suites
- Washrooms that need sorting before an inspection
- Rental bathrooms that need resealing between tenants
What happens if it’s left?
Room by room, the work is quick: the job takes anything from a few hours to several days, depending on the number of rooms. After that, each area needs its cure time before use, so the programme is planned around cure times. Scottish rain finds any gap around a frame or wall joint, and in a tall building in West End, damp can travel a long way before it shows.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Commercial sealant in West End, done properly
With over 20 years in sealant work, we’re a fully insured, ARBOMaster approved team. Tell us what paperwork your site needs, such as RAMS or insurance details, and we’ll confirm what we can provide. We work on rental portfolios, hotel bathrooms and student & care accommodation, and common reasons people get in touch are too many rooms to reseal without closing the building and split sealant where wet room floors meet walls.
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. For buildings in West End, fire-rated sealant is installed to the manufacturer’s tested details, and washroom and kitchen sealant is chosen for heavy use.
All of our work is guaranteed for twelve months, in West End and everywhere else we cover.

Common questions in West End
I let a flat near Haymarket station. Can you help?
Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Do you work for hotels and guest houses in West End?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
How long does commercial sealant take?
Most jobs take anything from a few hours to several days, depending on the number of rooms, including the preparation. Your quote will say how long we expect yours to take.
Is there a guarantee?
Yes. There’s a 12-month guarantee on every job, large or small.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Can you send RAMS and insurance details for our site?
We’re fully insured, and we will go through your site’s requirements with you. Send over your requirements and we’ll confirm what we can provide.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Log resealing so you know what’s due
- Check the joints during routine room inspections
- Encourage users to squeegee shower walls
- Book larger programmes for quieter times of year
A squeegee in each shower is a simple help: walls and trays dry faster, and so does the sealant.
Black sealant in a staff washroom or guest bathroom draws complaints. The longer it’s left, the deeper it grows into the silicone, so the fix is replacement.
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What happens on the day
There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes as long as the scope needs, from one welfare room to a full building from start to finish. In a city area like West End, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.
- We agree a programme with you: which rooms, in what order, at what times.
- Tell us what paperwork your site needs, and we confirm what we can supply before work begins.
- Old sealant is cut out room by room and joints cleaned and treated.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
- Rooms are handed back in order, each with its cure time.
Before we arrive
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints
- Move anything stored near the joints

What affects the cost of commercial sealant
For a quick quote, just ask. What matters most is:
- Whether old sealant or filler has to be cut out
- How many areas need sealing
- When we can work, for business premises
- The product the joint needs
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- How many joints, rooms or windows are involved
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

What sealant work can’t fix

- Leaking pipework, valves or wastes (a plumber’s job)
- Assessing what fire stopping a building needs
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.
