Gutter sealing for Rosemount homes and businesses

Gutter sealing in Rosemount, done properly

We work across Rosemount on leaking gutter joints and roofline trims. Single-storey and low gutters are simple to reach and if it’s higher up, let us know and we’ll confirm what access is needed. If you have failed sealant on a garage door frame and internal damp traced to a gutter joint, we can put it right, whatever the surface.

Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. In Rosemount, work on shared parts of a tenement is generally agreed between owners, often with a factor arranging it.

A one-year guarantee comes as standard, so you are not left on your own once the job is done.

How to look after the new joints

After the cure time, these simple habits help:

  • Watch the wall under the gutters for staining
  • Look along the fascias for open joints
  • Watch for drips in a downpour
  • Clear leaves and moss from the gutters

Check the joints after heavy rain now and then. It’s the easiest time to see a leak.

If an end cap is dripping, deal with it before winter. A winter of drips can lead to damp patches.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Sagging gutters or broken brackets
  • Rotten or damaged fascia boards
  • A gutter length that has split

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Walls and rooflines in Rosemount

Rosemount is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Aberdeen is known as the Granite City, and sealing against granite needs clean, sound edges and a sealant that suits stone.

In the older streets around Rutherford Church And Church Hall, an extension built onto an older house moves differently, and the joint between them takes the strain. For landlords with property near Aberdeen station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking. For site and facilities teams at buildings such as Aberdeen Grammar School, its movement joints, gutters and trims need looking after like any other building’s.

What the job involves on each surface

Gutter joints

Gutter joints move and sit in water. A dedicated gutter sealant suits them.

Soffit joints

Soffits sit under the eaves, where joints can open up. We seal them to close the gaps.

FAQs for Rosemount

How do repairs to the shared parts of a tenement in Rosemount get organised?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t.

Does the coastal weather in Rosemount affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you seal gaps in fascias and soffits?

Yes. Our work is the joints, and if a board is damaged, we’ll tell you.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Do you have insurance?

Yes, we’re fully insured for every job we do.

Do you clean gutters?

We clear debris around the joints we are sealing. Full gutter cleaning is a separate job.

Where are you based?

We work from Crawley. Our applicators cover Rosemount.

What affects the quote in Rosemount

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The amount of work
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • How many rooms, windows or areas are involved

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • Where the property is
  • How we’d reach the joints
  • The type of property
  • What’s wrong with the joints now

For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours, depending on the number of joints and the access. Inside a flat in Rosemount, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We find where the water is coming from and check the gutter is sound.
  2. We remove the old sealant and clean the joint.
  3. The joint is dried before sealing.
  4. A gutter sealant is applied to the joint.
  5. We check the run and clear debris near the joints.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property
