Gutter sealing for homes and businesses in Midstocket

Our work covers gutter joints and end caps as well as fascias and soffits plus roofline trims and garage door frames. It’s joint work, not replacing the gutter. We work on gutter end caps, garage door frames and gutter joints, and common reasons people get in touch are leaking gutter joints and stop ends and quick sealant fixes on gutters that didn’t last.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Our work is backed for twelve months, in Midstocket and everywhere else we cover.

What we are called out for in Midstocket

Overflowing gutters can look like leaking joints. A blocked downpipe makes water back up, which is why we look before we seal.

Common reasons people contact us are:

  • Stop ends leaking at the end of a run
  • Fascia boards with gaps between them
  • Damp patches inside below a leaking gutter
  • Failed sealant on a garage door frame

For an older house near a landmark such as St Ninian's Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Questions to ask before booking

  • When the joint can take water or movement
  • Which colour the sealant will be
  • What happens if the job turns out different
  • Is VAT in the price?

How to choose a mastic man

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Questions from Midstocket

I let a flat near Aberdeen station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Does the coastal weather in Midstocket affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Do you come to Midstocket?

Yes. We cover Midstocket and the rest of Aberdeen. For a quote, drop us a line at info@mrmastic.co.uk.

Will you clear out my gutters?

We clear debris near the joints, so the sealant can bond. Cleaning the whole run is a separate job.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Surface by surface

Soffit joints

Gaps at soffit joints can let in draughts and insects. A neat seal closes them.

Garage door frames

Failed sealant around a garage door frame lets water in. We cut it out and reseal.

Midstocket buildings and the weather

Midstocket is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on gutter, fascia and roofline joints, especially on the side facing the sea. Aberdeen’s nickname, the Granite City, comes from its stone buildings, and granite is hard and dense, so any sealant against it needs clean, sound edges to grip.

If you let a flat or house near Aberdeen station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking. If you look after a building such as Oakbank School, its movement joints, gutters and trims need looking after like any other building’s.

Midstocket is about 1 mile south-west of Aberdeen, in Aberdeen. Across the AB15 area, we can carry out gutter sealing at your property. 63 places in Aberdeen are on our list, large and small.

How it works

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours, depending on the number of joints and the access, depending on how much there is to do. Outside jobs in Midstocket need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We look at the gutters, fascias and trims and agree the joints to seal.
  2. Each joint is cleaned and any old sealant removed.
  3. The joints are dried.
  4. The sealant is applied and finished.
  5. The joints are checked once sealed.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can

When it is not the sealant

We’ll always be straight with you, so here’s what new sealant will not do:

  • Problems with the roof covering
  • Water backing up from a blocked pipe
  • Cracked, split or warped gutter sections

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Gutter joints
  • Roofline trims
  • uPVC fascias
  • Soffit joints
  • Gutter end caps
  • Garage door frames

Why deal with it now?

You don’t need to replace a garage door because rain gets in round the frame. Sealing the frame generally stops it, if the frame itself is sound. Around Midstocket, water from a failed joint in an older stone home can soak into timber and plaster.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

Why Midstocket customers choose us

  • Domestic, commercial and hotel work
  • An ARBOMaster approved applicator
  • Over 20 years’ experience
  • We agree the colour with you first

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Keep the gutters clear of debris
  • Keep ladders off the guttering
  • Look for streaks or damp on the wall below gutters
  • Check fascia and soffit joints for gaps

Keep the gutters clear of leaves and moss, so water drains away past the joints. Water left in a gutter tests every joint.

Once roofline sealant splits, water can get behind it. Resealing early protects the boards.
