How we handle bathroom resealing in Summerhill

A bead that has gone black, split or come away is worth sorting before it lets water through. Just send an email to info@mrmastic.co.uk with a photo of the joints, and we’ll give you a clear quote before any work starts. If you have new sealant laid over old sealant that is now lifting and water getting behind the kitchen upstand, we can help, whatever the surface.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in Summerhill as anywhere in the city.

Each job carries a 12-month guarantee, large or small.

Looking after it afterwards

So the new joints stay in good condition:

  • Keep the fan on for a while after bathing
  • Move toiletries away from the joint
  • Dry the bead with a towel now and then
  • Wait for the cure time we give you

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Signs you need bathroom resealing in Summerhill

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Any of these means the joints need attention:

  • Water getting behind the kitchen upstand
  • Damp behind the bath or under the tray
  • Gaps where the bath or tray has moved
  • Smears of silicone across the tiles

If you look after a building such as Oakbank School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

10 questions to ask before booking

What the job involves on each surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

When it isn’t the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A leaking waste, trap or valve
  • Cracks in the tray itself rather than the joint
  • Movement from a bath with loose feet or no proper support

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Questions from Summerhill

Can you help a landlord with a rental near Aberdeen station?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Do you work in hotels near Summerhill?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Summerhill.

How long does it take to reseal a bath or shower?

It takes half a day or less for one room, longer when the kitchen is included. We will confirm how long your job needs when we quote.

Do you work in Summerhill?

Yes, we do. Summerhill is part of the area we cover, and the service is the same as everywhere else.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Do you do kitchens as well as bathrooms?

Yes. Next to the sink we use a food-safe product where it’s needed.

The process

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Inside a flat in Summerhill, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height

Related advice

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What bathroom resealing looks like in Summerhill

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For landlords with property near Aberdeen station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why deal with it now?

Dealing with sealant early is a short job: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a tenement flat in Summerhill, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before any work starts.
