Landlords, agents and businesses in Mastrick
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.
Bathroom resealing in Mastrick, done properly
Homes in Mastrick have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you are dealing with a messy, uneven bead from a previous reseal and new sealant laid over old sealant that is now lifting, we can help, whatever the surface.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
Each job carries a 12-month guarantee.

Surface by surface
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Bathroom resealing around Mastrick
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Aberdeen is known for its granite tenements, and in a tenement, a failed seal can reach the flat below.
Schools such as Northfield Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions from Mastrick
Can a failed shower seal in a tenement flat in Mastrick leak into the flat below?
It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.
Is Mastrick in your area for bathroom resealing?
Yes. We work across all of Scotland, and Mastrick is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
Is white the only colour available?
There’s a choice: clear, white and colours chosen to suit the room. We will talk it through when we quote.
How long does the new silicone need before I use the shower?
Normally after around 24 hours. We will tell you the cure time for the product we used.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we are ARBOMaster approved applicators.
How do I get a quote for bathroom resealing in Mastrick?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

What we can’t put right
A few problems are outside what sealant work can do:
- A cracked shower tray or bath (that needs repair or replacement)
- Water getting in through the grout rather than the sealant
- Tiles that have come away from the wall
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
Joints and surfaces we work on
- Kitchen worktops & upstands
- Sinks & splashbacks
- Basins & vanity units
- Wet rooms
- Baths
- Shower trays & enclosures
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Keep an eye on the corners, where splits start
- Open a window or run the fan so the room dries
- Dry the bead with a towel now and then
- Dry worktop joints after washing up
Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
What affects the cost of bathroom resealing
Every job gets its own quote. This is what makes a difference:
- Whether the work is at height
- Mould in or behind the old joints
- The product the joint needs
- How much there is to do
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
When you contact us, these details help:
- Where the job is, and your postcode
- The type of property
- A few photos by email, if you can
- The rough size of the job
Every job is quoted individually. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.
When to call us in Mastrick
Baths and trays move. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.
Signs it’s time to call us include:
- Leaks into the floor or ceiling below
- Water escaping at the shower enclosure
- Mouldy sealant that has gone black
- Gaps where the bath or tray has moved
Rented homes near Aberdeen station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Questions to ask before you book
- Which sealant they’ll use, and why
- How long to leave it before use
- Whether all the old sealant comes out first
- Who does the work, and how experienced they are
What we do, step by step
The work is kept neat and contained to the area we are working on, so you can get on with your day. Expect the work to take half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Mastrick, it helps to know the floor, the door entry arrangements and the nearest parking.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, usually around 24 hours.
How to prepare
- Mention any tricky access
- Tell us about any water getting in
- Where the joints are inside, avoid wetting them before we arrive
