How we handle new build mastic in Cummings Park

For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over. Typical jobs include joints pulling apart as timber shrinks and sealant that never bonded to the surface, on skirting & floors, kitchens and windows & doors.

Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. In Cummings Park, we cover those floor joints as well as plot mastic for developers.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

Common questions in Cummings Park

Do you work for landlords with property near Aberdeen station?

Yes. We work for landlords and agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is there a guarantee on new build mastic in Cummings Park?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

How long does new build mastic take?

That depends on the amount of work, but as a guide it takes anything from a few hours to several days, depending on the number of plots. We’ll give you a better idea when we quote.

What colour sealant will you use?

That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We agree the colour before any work starts.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do you work through snagging lists?

Yes. Send the list and a few pictures of the sealant items. We will tell you if anything on it isn’t a sealant job.

Joints and finishes in Cummings Park homes

Cummings Park is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

For new homes near Aberdeen station, it’s worth checking the sealant early, while snags are still fresh.

Landlord and commercial work in Cummings Park

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Act quickly if a seal starts to leak
  • Photograph failed sealant before it’s redone
  • Look at the sealant regularly in the first couple of years
  • Keep water off fresh sealant until it has cured

Follow the cure time we give you before the area gets wet. Silicone is normally left for about a day before water reaches them.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left.

Common problems we fix in Cummings Park

Sealant is often one of the last jobs before handover. Dusty, unprimed joints are common, so the bead never bonds properly.

It’s worth asking for a quote if you see:

  • Sealant that never bonded to the surface
  • New-build shower sealant that has already split
  • Gaps behind new kitchen upstands
  • Plot mastic for developers ahead of handover

In and around Cummings Park, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • What the quote includes, VAT included or not
  • What happens if they find a problem under the old sealant
  • Which colour the sealant will be
  • When the joint can take water or movement

How to choose a mastic man

Why deal with it now?

A quick bead over the top of the old sealant can look fine at first, but it will not bond to the old layer. A lasting seal starts with removing the old one completely. Private landlords in Cummings Park must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Why us?

  • Every job guaranteed for a year
  • Rated 4.9 stars on Google
  • A sealant colour to suit the surroundings
  • White, clear, grey or another colour, product permitting

Surface by surface

Kitchens

Worktops in new homes can move slightly as the house dries, which opens gaps along the back. A fresh flexible bead closes them.

Plot handovers

Send us the schedule and any sealant specification for a quote. We seal bathrooms, kitchens, frames and floors.

What we cannot put right

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Settlement cracks that need a surveyor
  • Leaking fittings rather than failed sealant
  • Cracked trays, tiles or worktops

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Bathrooms & en suites
  • Skirting & floors
  • Show homes
  • Plot handovers
  • Kitchens
  • Windows & doors

How it works

On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work starts. The work usually takes anything from a few hours to several days, depending on the number of plots. Inside a flat in Cummings Park, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. Each joint is checked for movement before any work starts.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can
