How we handle floor joint sealing in Bucksburn

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. Each is resealed with a floor-joint product suited to what runs over it. Common call-outs are for rigid edge joints in tiled floors and grout cracking in a straight line across a floor, across concrete floor joints, tiled floors and wet room & bathroom floors.

In older Scottish city flats, floors are often timber over joists, so skirting joints open and close through the year. For a flat in Bucksburn, a flexible sealant copes with that movement where filler would crack.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Leave it or put it right?

Filling a skirting gap with caulk looks fine at first, so the gap reappears. A flexible sealant stretches instead, so the joint stays closed. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Thresholds

Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A flexible seal stops water running into the gap.

Joints and finishes in Bucksburn homes

Floors around Aberdeen run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

For buildings such as Church Of Scotland, joints in its floors, skirtings and thresholds need resealing as they wear. For site and facilities teams at buildings such as Bucksburn Academy, entrance and corridor floor joints take a lot of traffic. For landlords with property near Dyce station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

Honest limits

What affects the cost of floor joint sealing

Jobs vary more than people expect. What affects the quote:

  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • Access and height
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Where the property is
  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business

Common questions in Bucksburn

Do you cover Bucksburn for floor joint sealing?

Yes. We work across all of Scotland, and Bucksburn is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Can you help a landlord with a rental near Dyce station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

My floor grout keeps cracking in a line. Can you help?

In many cases, yes. We replace the grout along a suitable line with flexible sealant. Loose or cracked tiles need a tiler first.

When can I walk on the floor?

Follow the cure time we give you. Light use comes first, cleaning and heavy traffic later, depending on the product.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

The process

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on the length of joint. For a tenement in Bucksburn, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention if the joints have been sealed before
  • For business premises, tell us about site rules or sign-in
