Floor joint sealing for homes and businesses in Northfield
Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side in a colour to suit. We work on skirting boards, concrete floor joints and tiled floors, and the jobs we see most are failed joint filler in concrete floors and gaps between floors and kitchen plinths.
Scotland’s cities are still adding new flats and houses, and new-home owners often find sealant snags in the first year or two, in Northfield as anywhere.

Northfield questions
Is Northfield in your area for floor joint sealing?
Yes. Our work covers the whole of Scotland, and Northfield is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Is floor joint sealing in Northfield guaranteed?
All our work, in Northfield and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Is there any odour?
Sometimes, a little. It fades as the sealant cures.
What causes gaps between the floor and skirting?
Usually it’s movement: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible bead keeps up with the movement.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Do you work on commercial floors?
Yes. We reseal concrete floor joints in commercial and industrial units. We’ll talk through the traffic and choose a sealant suited to it.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
The process
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a morning or an afternoon for most homes. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Northfield, tell us the floor, how the door entry system works and where we can park nearby.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
Preparing for the visit
- On commercial sites, let us know about site rules
- Clear the area around the work
- Mention if the joints have been sealed before
How to get a quote
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you are ready, email us at info@mrmastic.co.uk.
Related advice
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Surface by surface
Tiled floors
Perimeter joints in tiled floors should be sealant, not grout. We rake out any grout there and reseal.
Concrete floor joints
We clean concrete joints out thoroughly before sealing, vacuuming them clean. We fit backing where needed.
What we cannot put right
To be straight with you, there are a few things sealant won’t fix:
- Large cracks that need a surveyor
- Failed waterproofing under a wet room floor
- A tiled floor that needs relaying
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Floor joint sealing in Northfield: local notes
Across Aberdeen, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
If you look after a building such as Northfield Academy, entrance and corridor floor joints take a lot of traffic.
Northfield is about 2 miles north-west of Aberdeen, in Aberdeen. Wherever you are in the AB16 postcode area, we can carry out floor joint sealing at your property. Northfield is one of 63 towns and villages in Aberdeen we cover for floor joint sealing.

Local landmarks in Northfield
Locally, jobs take us to homes and businesses close to Stewart Park and Bucksburn Academy and the streets around them. Northfield’s nearest station is Aberdeen station, about 2.9 miles south-east of the centre. A little further out are Mar's Castle (2.7 miles east) and Gordon Highlanders Museum (2.1 miles south). Green spaces nearby include Rubislaw Quarry and Gallows Hill.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Use furniture pads near skirting
- Do not paint over silicone
- Look at floor joints each spring
- Keep floor cleaning water to a minimum at the edges
Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead before it has fully cured.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
When to call us in Northfield
Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands.
The most common problems we see are:
- Gaps at thresholds between rooms
- Skirting caulk that keeps splitting
- Grout cracking in a straight line across a floor
- Floor edges that trap water and grime
Letting a property close to Aberdeen station? Then gaps at skirtings and thresholds are worth sealing between tenancies.
