Floor joint sealing in Dyce

Wet-area floor joints keep water out of the gap behind skirting and plinths. We seal them with a flexible, water-resistant sealant so water and dirt can’t get in. We’re often asked to deal with gaps at thresholds between rooms and failed joint filler in concrete floors, across concrete floor joints, tiled floors and skirting boards.

New flats and houses are still being built in and around Scotland’s cities, and new-home owners often find sealant snags in the first year or two, in Dyce as anywhere.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What happens on the day

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a few hours for most rooms, longer for large commercial floors for a typical job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Dyce, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Let us know about parking restrictions
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children

What we cannot put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • A tiled floor that needs relaying
  • Subfloor problems that need a flooring contractor

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Skirting boards
  • Tiled floors
  • Wet room & bathroom floors

Dyce questions

What guarantee comes with floor joint sealing in Dyce?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Is Dyce in your area for floor joint sealing?

Yes, Dyce is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Do you seal floor joints in bathrooms and kitchens?

Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone.

What does floor joint sealing cost?

Size, access and the old material all affect the cost. Ask us for a quote.

How soon can the floor be mopped?

We give you a cure time for each joint. Feet are normally fine first, then mopping, then heavy wheels.

Can you add a movement joint to a tiled floor?

Often, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant coloured to suit. If tiles are loose, that needs fixing first.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Do you work on commercial floors?

Yes. Concrete floor joints in warehouses and units are part of our work. The product is chosen for the traffic the floor takes.

How we quote for floor joint sealing

Jobs vary more than people expect. The main factors:

  • The number and length of the joints
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What’s wrong with the joints now
  • The rough size of the job
  • Any previous sealing or DIY work
  • Where the property is

Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear quote before any work starts.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Have a cracking tiled floor checked before tiles break
  • Vacuum floor joints regularly to stop grit building up
  • Keep caulk for dry, still joints only
  • Mark off resealed joints in warehouses

Follow the cure time before walking on or cleaning the joint. Light foot traffic is generally fine sooner than wet cleaning or wheels so we will give you each time.

Small gaps are quick to seal. Ignored, they fill with dirt and open further over time.

What happens if it’s left?

The right product depends on the floor and the traffic: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. For landlords in Dyce, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Thresholds

Threshold joints get a lot of feet, so the sealant has to be tough as well as flexible and tool it flush.

Commercial floors

Shops, offices, warehouses and units all have floor joints that need sealing. We talk through the traffic and choose a sealant suited to it.

New homes and floors in Dyce

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Floors around Aberdeen run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

For site and facilities teams at buildings such as Dyce Academy, entrance and corridor floor joints take a lot of traffic. For landlords with property near Dyce station, a tidy floor and skirting joint helps a rental look ready for the next tenant.
