Floor joint sealing near Tillydrone

Floor joint sealing for homes and businesses in Tillydrone

Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. We work on concrete floor joints, tiled floors and commercial floors, and common reasons people get in touch are gaps opening between the floor and skirting and open joints that fill with dirt.

New flats and houses are still being built in and around Scotland’s cities, and in new homes, sealant and floor joints are often among the first snags, in Tillydrone as anywhere.

The process

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on the length of joint. Parking in city streets around Tillydrone can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. A flexible sealant suited to the floor is applied and tooled.
  5. Finally, we check the work and talk you through aftercare.

Advice

Tillydrone: your questions answered

Is Tillydrone in your area for floor joint sealing?

Yes, Tillydrone is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Is there a guarantee on floor joint sealing in Tillydrone?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Is caulk good enough for skirting?

Only on dry joints that do not move. It splits once the floor shifts, so the gap comes back. A flexible sealant lasts longer there.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can sealant along the skirting be painted?

It depends on the sealant, so let us know first. We use a paintable flexible sealant on joints you plan to paint.

How much does floor joint sealing cost in Tillydrone?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Signs you need floor joint sealing in Tillydrone

Decorators’ caulk is often used along skirting because it’s cheap and paintable. It cracks where there’s movement or water, which is why so many skirting joints look broken.

Common reasons people contact us are:

  • Skirting that has pulled away from the floor
  • Grout cracking in a straight line across a floor
  • Rigid edge joints in tiled floors
  • Failed joint filler in concrete floors

For site and facilities teams at buildings such as St Machar Academy, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Questions to ask before you book

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Tiles that have lifted or broken
  • Structural movement or subsidence
  • Cracked or broken concrete slabs

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Tiled floors
  • Wet room & bathroom floors
  • Thresholds
  • Commercial floors
  • Skirting boards
  • Concrete floor joints

What happens if it’s left?

Caulk is quick and cheap, but it cracks where the joint moves or gets wet, so the gap reappears. A flexible sealant stretches instead and keeps the joint sealed. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Why Tillydrone clients choose us

  • Any old sealant cut out fully, not covered over
  • White, clear, grey or another colour, product permitting
  • Anti-fungal sanitary silicone in wet areas
  • We’re fully insured

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

New homes and floors in Tillydrone

Across Aberdeen, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

For buildings such as St Joseph's Church, joints in its floors, skirtings and thresholds need resealing as they wear. Rented homes near Aberdeen station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

How the job changes by surface

Concrete floor joints

Open concrete joints chip at the edges when wheels cross them. Sealing them supports the edges and stops debris collecting.

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A neat silicone joint keeps it out.
