Fire rated sealant for homes and businesses in Torry
Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. Common call-outs are for holes left by a change of layout and ordinary sealant used where a fire-rated product was needed, across linear gaps, pipe & cable gaps and service penetrations.
Scotland’s cities have offices, hotels, student flats, care homes and tenement blocks looked after by factors. In Torry, that can mean resealing washrooms room by room or fire-rated sealant around pipes and cables in common areas.
All of our work is guaranteed for twelve months, in Torry and everywhere else we cover.

Surface by surface
Plasterboard walls
In plasterboard walls, the condition of the board edge matters. Loose material is removed so the sealant has a firm edge.
Masonry and concrete
Masonry is dusty and porous, so preparation matters. We brush and vacuum the gap and use backing where the detail needs it before applying the sealant.
Questions from Torry
Do you take on hotel work around Torry?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Will you assess my building’s fire safety?
No. Your fire risk assessor, designer or building control decides that. Our job is applying the sealant to their specification.
Do you cover Torry?
Yes, we do. Our applicators work in Torry.
Can new sealant go over the old?
No. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Can you match the sealant colour?
Yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before work begins.
Is intumescent sealant the same as fire-rated sealant?
An intumescent sealant expands when it gets hot. It’s one type of fire-rated sealant; the right one depends on the gap and what passes through it.
How it works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes anything from a few hours to several days, depending on how many gaps there are. In a city area like Torry, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Anything that is not fit for the job comes out, and the gap is cleaned.
- Where the tested detail needs backing or fill, we fit it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- We record the locations and products used for your records.
Getting ready for the visit
- Mention any parking rules near the property
- Clear items away from the joints we are working on
- Mention any sign-in or site rules at work premises

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
When to call us in Torry
Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.
Look out for any of the following:
- Cracked or shrunken fire-rated sealant
- Open joints along the top of partitions
- Fire stopping disturbed by later work
- Standard silicone or caulk in a fire-stopping gap
Rented homes near Aberdeen station change hands often, and fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
What your quote should include
- How much experience the applicator has
- The length of the guarantee
- Whether you can choose the colour
- What happens if they find a problem under the old sealant
Aftercare tips
Good habits help new joints last longer. Our tips:
- Ask which product was used before you paint
- Photograph sealed gaps before they’re covered up
- Look in service cupboards and ceiling voids from time to time
- Do not fill fire-stopping gaps with ordinary foam or silicone
Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some can’t and we’ll tell you which one you have.
If a fire risk assessment has flagged a gap, do not leave it for the next one. Have it sealed, then keep the record.
