Fire rated sealant around Braeside

If you run a hotel, guest house or holiday let in a coastal place like Braeside, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

If you look after a church, hall or community building such as Mannofield Parish Church, gaps around pipes and cables are worth checking after any building work there. Letting a property close to Aberdeen station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Do you need fire rated sealant in Braeside?

Many open fire-stopping gaps are made after the building is finished. New cables, pipes and data runs go through walls and ceilings and the hole round the new service isn’t always sealed again.

Common reasons people contact us include:

  • Fire seals that have cracked with movement
  • Holes left by a change of layout
  • Open joints along the top of partitions
  • Joints picked up in a fire-stopping survey

If you look after a building such as Airyhall Primary School, fire-stopping around service openings should be restored whenever new services go in.

Our hiring checklist

How it works

The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take anything from a few hours to several days, depending on how many gaps there are, and we tell you how long to leave it before we go. For a tenement in Braeside, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can

What affects the cost of fire rated sealant

We quote each job individually. These are the things that affect it:

  • How many areas need sealing
  • The old material and how stubborn it is
  • How much there is to do
  • Access and height

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode

For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant can’t fix:

  • A wall that is not a fire-resisting element to begin with
  • Issuing a fire rating or certificate for a building
  • Big openings where sealant alone isn’t the tested solution

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Door frames
  • Flats & HMOs
  • Service penetrations
  • Linear gaps
  • Pipe & cable gaps
  • Plasterboard & masonry

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Ask every contractor to reseal any fire stopping they disturb
  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Look in service cupboards and ceiling voids from time to time
  • Flag any open gap you spot round a pipe or cable

Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some can’t, so ask us which we used.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How the job changes by surface

Door frames

The gap between a door frame and the wall around it needs sealing as well as the door itself. We seal that gap with a fire-rated sealant suited to the frame and wall.

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.

Your questions about fire rated sealant in Braeside

Do you work for hotels and guest houses in Braeside?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do Scottish building rules affect fire-rated sealant work in Braeside?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Is it OK to seal over old sealant?

No, it will not last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

Do you carry out fire risk assessments?

No. Your fire risk assessor, designer or building control decides that. Our job is applying the sealant to their specification.

Can you match the sealant colour?

We’ll suggest a colour to suit the surroundings. The product needed can limit the range.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

Do you seal gaps around fire door frames?

Yes, if the gap is within the product’s tested range. Our work is the gap around the frame and we’ll tell you if we spot problems with the door.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints.
