Fire rated sealant near Danestone

Fire rated sealant for homes and businesses in Danestone

Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That’s the part we focus on. If you have joints picked up in a fire-stopping survey and fire stopping disturbed by later work, we can put it right, whatever the surface.

In Scotland’s cities, hotels and student accommodation need sealant work done without emptying the building, so jobs in Danestone can be programmed room by room, with out-of-hours working possible to arrange.

A one-year guarantee comes as standard, so you’re covered after we have gone.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Certifying a building or signing off its fire safety
  • Large holes that need a different fire-stopping system
  • Assessing a building’s fire safety

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Linear gaps
  • Pipe & cable gaps
  • Service penetrations
  • Flats & HMOs
  • Plasterboard & masonry
  • Door frames

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes from a few hours to a few days, depending on the number of gaps and the access from start to finish. Inside a flat in Danestone, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. We record the locations and products used for your records.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear the area around the work

Workplaces and buildings in Danestone

If you run a hotel, guest house or holiday let in a coastal place like Danestone, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

For buildings such as Danestone Congregational Church, gaps around pipes and cables are worth checking after any building work there. Rented homes near Dyce station change hands often, and fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Signs you need fire rated sealant in Danestone

In some buildings the gap was filled with the wrong thing in the first place: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It looks sealed, but it is not fire-rated.

Common reasons people contact us include:

  • Cracked or shrunken fire-rated sealant
  • New service routes left unsealed after building work
  • Ordinary sealant used where a fire-rated product was needed
  • Damaged fire sealant left by other trades

If you look after a building such as Bridge of Don Academy, gaps opened by contractors for new cabling are a common finding in schools and offices.

Landlords, agents and businesses in Danestone

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

What happens if it’s left?

Waiting for the next refit can leave a gap open for years. Sealing the gap now is a contained job on its own. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Danestone: your questions answered

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you work in hotels near Danestone?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

How long does fire rated sealant take?

Most jobs take a few hours for a handful of gaps, and longer for a whole building, including preparation and clearing up. We’ll confirm how long when we quote.

Do you come to Danestone?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.

Do you seal gaps around fire door frames?

Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Do you have insurance?

Yes, we are fully insured for every job we do.

Looking after it afterwards

So the new joints stay in good condition:

  • File the fire-stopping record where your assessor can find it
  • Ask every contractor to reseal any fire stopping they disturb
  • Get damaged fire seals looked at promptly
  • Do not fill fire-stopping gaps with ordinary foam or silicone

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

What affects the cost of fire rated sealant

We quote each job individually. These are the things that affect it:

  • The number and length of the joints
  • The type of sealant required
  • Any mould that needs treating
  • Any working-time requirements on site

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

Before you ask for a quote, have a think about:

  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • The rough size of the job
  • The address or postcode of the job

We quote each job on its own, so start by telling us what you need. Just email us at info@mrmastic.co.uk with the details.
