Trusted fire rated sealant in Cults

Fire rated sealant in Cults, done properly

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. We are often asked to deal with door frames with gaps between frame and wall and joints picked up in a fire-stopping survey, across plasterboard & masonry, service penetrations and door frames.

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. In Cults, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.

Big or small, you get the same 12-month guarantee.

When to call us in Cults

Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.

People generally contact us after spotting one of these:

  • Damaged fire sealant left by other trades
  • Gaps left after a refit or conversion
  • Unsealed gaps where pipes and cables go through a wall
  • Old fire sealant that has split or come away

Managing a site like Cults Academy? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

10 questions to ask before booking

What the job involves on each surface

Flats and HMOs

Converted houses often have gaps around old and new services. We seal the ones on your specification with a tested product and record where they are.

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. The sealant has to be one tested in plasterboard for the gap we’re sealing.

How we quote for fire rated sealant

Every job gets its own quote. This is what makes a difference:

  • When we can work, for business premises
  • Whether the work is at height
  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Roughly how big the job is
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

FAQs for Cults

Can you help a landlord with a rental near Aberdeen station?

Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do you certify the fire stopping?

Ratings and certificates aren’t something we issue. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Do you have insurance?

Yes, we are fully insured for domestic and commercial work.

How it works

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job generally takes anything from a few hours to several days, depending on how many gaps there are, and we tell you how long to leave it before we go. Parking in city streets around Cults can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Before we arrive

Landlord and commercial work in Cults

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

When something else is needed

Before you book, it’s worth knowing the limits:

  • Construction that does not provide fire resistance on its own
  • Large holes that need a different fire-stopping system
  • Certifying a building or signing off its fire safety

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Door frames
  • Flats & HMOs
  • Pipe & cable gaps
  • Service penetrations
  • Plasterboard & masonry
  • Linear gaps

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Report cracked or damaged seals as soon as you notice them
  • Tell trades working in the building that fire seals must be put back
  • Check whether a sealant can be painted before decorating over it
  • Check risers, ceiling voids and cupboards during building checks

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.
