Bathroom resealing in Newmachar, done properly

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on sinks & splashbacks, basins & vanity units and shower trays & enclosures, and the jobs we see most are a bead that has pulled away from the tiles and water getting behind the kitchen upstand.

In and around a place like Newmachar, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

Big or small, it’s backed by our 12-month guarantee in Newmachar and across Aberdeen.

Newmachar homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Managing a site like New Machar Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Dyce station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Your questions about bathroom resealing in Newmachar

Do you work for landlords with property near Dyce station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Is Newmachar within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

My sealant has gone black. Can you sort it?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Is there any odour?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Check the joints every few months for splits or lifting
  • Run the extractor fan during and after every shower
  • Use gentle cleaners on the silicone
  • Never pick at the silicone with a blade

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

What we are called out for in Newmachar

The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Most people get in touch when they notice one of these:

  • Sealant that has split, shrunk or peeled away
  • New sealant laid over old sealant that is now lifting
  • Smears of silicone across the tiles
  • Leaks into the floor or ceiling below

If you live in an older home near Newmachar Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before you book

  • Who turns up on the day
  • How the surfaces are prepared before sealing
  • How long to leave it before use
  • How long the guarantee is

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • A bath or tray that moves because it isn’t properly supported
  • Tiles that have come away from the wall
  • Failed grout lines across the wall

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured for the work.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Surface by surface

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

How the visit works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. It normally takes half a day or less for one room, longer when the kitchen is included. For a place like Newmachar, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions
  • For indoor joints, keep the area dry beforehand if you can

How we quote for bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows
  • How easy the joints are to reach

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • The address or postcode of the job

Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job.
