Bathroom resealing in Kingseat, done properly

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for smears of silicone across the tiles and black mould in the silicone that won’t clean off, on baths, sinks & splashbacks and wet rooms.

For a place like Kingseat, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Big or small, you get the same one-year guarantee.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Keep scourers and sharp tools away from the bead
  • Stick to a soft cloth and a mild cleaner
  • Give the silicone its full cure time
  • Keep an eye on the corners, where splits start

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Kingseat homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you look after a building such as New Machar Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Newmachar Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Questions from Kingseat

Will you come out to Kingseat?

Yes. Kingseat is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Kingseat in your area for bathroom resealing?

Yes. We work across all of Scotland, and Kingseat is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you guarantee your resealing?

Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Is it OK to put new sealant on top of the old bead?

No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Can I add another job to the visit?

Yes. Just list everything you need and you’ll get one quote.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected.

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Kingseat, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Preparing for the visit

Common problems we fix in Kingseat

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Most people get in touch after spotting one of these:

  • Water escaping at the shower enclosure
  • Shrunken sealant along the back of a worktop
  • Two layers of silicone, both failing
  • Water getting behind the bath panel

Letting a property close to Dyce station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What your quote should include

  • Which colour the sealant will be
  • Which sealant they’ll use, and why
  • What the quote includes, VAT included or not
  • What preparation is included

Why it’s worth doing now in Kingseat

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. Around Kingseat, water from a failed joint in an older stone home can soak into timber and plaster.

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

Why Kingseat clients choose us

What the job involves on each surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
