When something else is needed

A few problems are outside what sealant work can do:

  • Water getting in through the grout rather than the sealant
  • A bath or tray that moves because it is not properly supported
  • Water coming from the plumbing rather than the joint

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Wet rooms
  • Sinks & splashbacks
  • Baths

Bathroom resealing in Whitecairns, done properly

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and the jobs we see most are mouldy sealant that has gone black and failed sealant on the screen profile.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

The process

At the end, we look at the finished work together. The visit itself usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job. For a place like Whitecairns, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Surface by surface

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Bathroom resealing around Whitecairns

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Rented homes near Dyce station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Open a window or run the fan so the room dries
  • Check the joints every few months for splits or lifting
  • Give the silicone its full cure time
  • Wipe the sealant dry after showering

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Questions from Whitecairns

I let a flat near Dyce station. Can you help?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Will you come out to Whitecairns?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How long will the resealing take?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

My sealant has gone black. Can you sort it?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

What we are called out for in Whitecairns

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Most people get in touch after spotting something like this:

  • New sealant laid over old sealant that is now lifting
  • Sealant that has split, shrunk or peeled away
  • Gaps where the bath or tray has moved
  • A messy, uneven bead from a previous reseal

In and around Whitecairns, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
