Bathroom & kitchen resealing in Kinmundy, Aberdeen
Baths, showers and worktops in Kinmundy need attention? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Failed sealant on the screen profile
- New sealant laid over old sealant that is now lifting
- Sealant that has split, shrunk or peeled away
How we handle bathroom resealing in Kinmundy
Homes in Kinmundy have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures, and people most often call us about failed sealant on the screen profile and a messy, uneven bead from a previous reseal.
A bathroom in a place like Kinmundy gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What we cannot put right
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Failed grout lines across the wall
- A leaking waste, trap or valve
- A cracked shower tray or bath (that needs repair or replacement)
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Baths
- Sinks & splashbacks
- Kitchen worktops & upstands
- Wet rooms
- Shower trays & enclosures
- Basins & vanity units
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Never pick at the silicone with a blade
- Check the joints every few months for splits or lifting
- Squeegee the walls and tray after use
- Use gentle cleaners on the silicone
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
How the visit works
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is in most cases. Outside jobs in Kinmundy need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
How to prepare
- Clear the area around the work
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive

Advice
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
What we’re called out for in Kinmundy
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
Look out for any of the following:
- Splits where the tray meets the wall
- Leaks into the floor or ceiling below
- Leaking joints on a shower screen
- A messy, uneven bead from a previous reseal
In the older streets around Newmachar Church, walls and floors in older homes can move, and sealant and grout show it first.
What to look for in a quote
- Whether the sealant suits the joint
- What the cure time is
- What guarantee comes with the work
- Whether you can choose the colour
Bathrooms and kitchens in Kinmundy
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Letting a property close to Dyce station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as New Machar Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses.
What happens if it’s left?
The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In a place like Kinmundy, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
