Bathroom resealing in Mill of Fintray: local notes

Aberdeen is known for its granite tenements, and in a tenement, a failed seal can reach the flat below. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

If you live in an older home near Fintray Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

About our bathroom resealing in Mill of Fintray

Homes in Mill of Fintray have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We are often asked to deal with water getting behind the bath panel and new sealant laid over old sealant that is now lifting, on sinks & splashbacks, basins & vanity units and wet rooms.

For a place like Mill of Fintray, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

All of our work is guaranteed for twelve months.

Signs you need bathroom resealing in Mill of Fintray

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

The problems people usually mention when they call include:

  • Black spots spreading through the bead
  • A bead that has pulled away from the tiles
  • Lumpy, uneven sealant from a DIY attempt
  • Shrunken sealant along the back of a worktop

Letting a property close to Kintore station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What your quote should include

  • How the colour is chosen
  • What preparation is included
  • Whether they’re fully insured
  • The length of the guarantee

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Mill of Fintray: your questions answered

I let a flat near Kintore station. Can you help?

Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Will you come out to Mill of Fintray?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you have insurance?

Yes. Mr Mastic is fully insured.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses.

What colours of sealant can you use?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes around two hours for one bath or shower, longer for a whole bathroom. Outdoor work around Mill of Fintray depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before

Advice

When it isn’t the sealant

To be straight with you, there are a few things sealant will not fix:

  • A tray or bath that’s cracked through
  • A tray that rocks until it’s re-bedded
  • Loose or hollow tiles, or failed tanking behind them

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Wet rooms
  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Don’t let bottles sit on the bead
  • Dry the bead with a towel now and then
  • Run the extractor fan during and after every shower
  • Keep scourers and sharp tools away from the bead

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

How we quote for bathroom resealing

There’s no set price list. What we look at:

  • The number of rooms or windows
  • Whether there’s mould to deal with
  • When we can work, for business premises
  • How easy the joints are to reach

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • If someone has resealed it before
  • The problem you’ve noticed
  • Photos by email, if that is easy
  • Any access issues, like height or stairs

Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.
