Window mastic near Mill of Fintray

About our window mastic in Mill of Fintray

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you have a bead that doesn’t match the frame and old mastic that has gone black or come away, we can help, on aluminium frames, composite doors and uPVC windows alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

There’s a 12-month guarantee on every job, whatever its size.

How we quote for window mastic

Every job gets its own quote. These are the things that affect it:

  • Mould in or behind the old joints
  • When we can work, for business premises
  • Which sealant suits the joint
  • Whether the work is at height

The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The rough size of the job
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Penetrating damp from a failed cavity tray or render
  • Worn gaskets, brush seals or a door that has dropped
  • Misting between the panes of a double-glazed unit (that needs a new unit)

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Do not aim a pressure washer at the joints
  • Paint up to the joint, not over it
  • Wipe condensation off the frames
  • Use gentle cleaners on frames and sealant

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

What happens if it’s left?

Working on frames from a ladder with a sealant gun isn’t easy, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Frames and glazing around Mill of Fintray

Aberdeen is known as the Granite City, and granite is hard and dense, so any sealant against it needs clean, sound edges to grip. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you live in an older home near Fintray Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Kintore station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Common questions in Mill of Fintray

I let a flat near Kintore station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Can you do window mastic in Mill of Fintray?

Yes. We work across all of Scotland, and Mill of Fintray is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Where do you work from?

We work from Crawley. Our applicators cover Mill of Fintray.

How much does window mastic cost in Mill of Fintray?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can you seal the gap between the frame and the plaster indoors?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

Will new mastic stop draughts?

Yes, if the air is getting in around the frame. If it’s coming through the window seals, we will tell you.

What should I tell you?

Tell us what needs doing and where. We’ll ask anything else we need to know.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

What happens on the day

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a few frames, or a day or more for a whole house, including the tidy-up. Outside jobs in Mill of Fintray need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property
  • Let us know if you’ve seen damp or leaks

How the job changes by surface

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

Composite doors

An exposed front door gets wind-driven rain. Those corners get the most care.
