Sand mastic near Mill of Fintray

What happens on the day

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and tidy away. It normally takes anything from a few hours to a full day, depending on how many windows. Around Mill of Fintray, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

How to prepare

  • Keep children and pets away from the work area
  • Let us know about parking restrictions

Advice

Sand mastic in Mill of Fintray, done properly

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. We work on brick reveals, tenement windows and period & listed homes, and the jobs we see most are draughty sash windows at the surround and weathered mastic on the most exposed windows.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

When to call us in Mill of Fintray

Age is the main cause. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

Common reasons people contact us are:

  • Cement or filler used on old window joints that has cracked
  • Wind and rain getting in round a sash window
  • Gaps between timber frames and stone or brick
  • A silicone bead on a sash window that spoils the look

For landlords with property near Kintore station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

Before you book anyone

  • Whether the sealant suits the joint
  • How long the guarantee is
  • Whether all the old sealant comes out first
  • What the cure time is

10 questions to ask before booking

What we can’t put right

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Putty and glazing repairs
  • Crumbling stone or brickwork round the window
  • Sashes that rattle, stick or won’t open

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Brick reveals
  • Tenement windows
  • Stone surrounds
  • Sash and case windows
  • Timber door frames
  • Period & listed homes

Landlords, agents and businesses in Mill of Fintray

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too in Mill of Fintray and across Aberdeen. Several sites can be quoted together.

What happens if it’s left?

An open joint round the frame lets weather in. Left, water can reach the timber and the wall, so dealing with it now protects both. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

FAQs for Mill of Fintray

Is Mill of Fintray in your area for sand mastic?

Yes, Mill of Fintray is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you cover smaller places like Mill of Fintray?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can old silicone round a sash window be swapped for sand mastic?

Yes, it’s a common request. The old silicone has to come out completely so the mastic beds in well.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses, and we’re fully insured.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

How long does sand mastic take to harden?

A skin forms quite soon, but full hardening takes longer. We will tell you what to expect for your job.

Is the work guaranteed?

There’s a 12-month guarantee on every job, sand mastic included.

What is sand mastic?

Sand mastic is a traditional material for pointing round windows and doors. It’s made with sand and a linseed-oil-based binder.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Have rotten timber repaired before new mastic goes in
  • Inspect the joints round the windows every year or so
  • Keep modern sealant off the mastic
  • Clear gutters so water doesn’t pour onto the windows

Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.

Sand mastic in Mill of Fintray: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Aberdeen’s nickname, the Granite City, comes from its stone buildings, and sealing against granite needs clean, sound edges and a sealant that suits stone.

Homes close to Fintray Parish Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
