Sand mastic in Blackburn, done properly
Across Blackburn, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. We work on sash and case windows, brick reveals and timber door frames, and the jobs we see most are crumbling sand mastic round a window and mastic that needs renewing before redecorating.
Mastic can only go onto a dry joint, so outside work in Blackburn depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

How the visit works
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes anything from a few hours to a full day, depending on how many windows, depending on how much there is to do. Outside jobs in Blackburn need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic is not too thick.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.
Getting ready for the visit

- Mention any sign-in or site rules at work premises
- Keep pets and children clear of the area while we work

Is Blackburn in your area for sand mastic?
Yes, Blackburn is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Work for landlords, hotels and businesses
We also work for property managers and facilities teams. Several sites can be quoted together, and we are fully insured for the work.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Do you need sand mastic in Blackburn?
Most of it is simply age. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.
Common reasons people contact us include:
- Mastic dropping out of the joint
- Failed mastic on an exposed elevation
- Draughts and rain around sash boxes
- Cracked mastic round a front door frame
In and around Blackburn, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

- Whether the sealant suits the joint
- How the surfaces are prepared before sealing
- Whether VAT is included
Why it’s worth doing now in Blackburn
New mastic over crumbling mastic will not hold. We remove the loose material first so the new mastic stays put. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
Why us?
- Old sealant always removed completely
- Sanitary silicone with an anti-fungal additive in wet areas
- Homes, businesses and hotels
- Every job guaranteed for a year

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Go gently near the mastic when preparing windows
- Keep sills and gutters clear so water drains away
- Avoid patching sand mastic with silicone
- Don’t paint over the new mastic
Keep gutters and sills clear so water runs away from the surround. Water sitting against the mastic shortens its life.
Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens as more mastic falls out.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Blackburn homes and the weather
Aberdeen is known as the Granite City, and sealing against granite needs clean, sound edges and a sealant that suits stone. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
If you let a flat or house near Kintore station, older sash windows in a rental need their mastic kept sound to keep the weather out.
