DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Floor joint sealing in Mill of Fintray, done properly

Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side. If you’re dealing with skirting that has pulled away from the floor and chipped and open joints in warehouse floors, we can help, on concrete floor joints, skirting boards and thresholds alike.

Work in a place like Mill of Fintray is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Floor joint sealing around Mill of Fintray

Floors around Aberdeen run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Community buildings like Fintray Parish Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Loose, hollow or cracked tiles, which need a tiler
  • Failed waterproofing under a wet room floor
  • Floors that are uneven or need levelling

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Thresholds
  • Skirting boards
  • Wet room & bathroom floors
  • Commercial floors
  • Concrete floor joints
  • Tiled floors

The process

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours, depending on the length of joint. Somewhere like Mill of Fintray may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A neat silicone joint keeps it out.

Thresholds

A threshold is where floors and frames meet. We seal them with a flexible sealant that suits both sides.

What we are called out for in Mill of Fintray

A new floor or screed shrinks and settles as it dries. The edges pull away from the skirting and anything rigid cracks.

Keep an eye out for any of the following:

  • Worn sealant at door thresholds
  • Chipped and open joints in warehouse floors
  • Failed seals where bathroom floors meet baths and panels
  • Gaps opening between the floor and skirting

For landlords with property near Kintore station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Why act early in Mill of Fintray

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. Sealing them now is a short job. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit is normally more efficient than separate visits. We will give you a clear price for the lot.

FAQs for Mill of Fintray

Is Mill of Fintray within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

My floor grout keeps cracking in a line. Can you help?

Often, yes, where it suits the floor. The grout is raked out and replaced with a flexible sealant in a colour to suit, giving the floor room to move.

Will I be able to paint over the new joint?

For painted skirting, we use a flexible product that can be painted. Silicone won’t take paint, so we use it where the joint stays unpainted.

Do you work on commercial floors?

Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Tell us what runs over the floor.

Why not just use caulk?

Caulk is fine for dry joints that don’t move, but it cracks where there’s movement or water. We use a flexible sealant for most skirting and floor joints.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before work begins.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
