Window mastic near Blackburn

Window mastic in Blackburn, done properly

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. Typical jobs include mastic that’s falling out in pieces and cracked internal joints between frame and plaster, across window sills, patio & French doors and composite doors.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Common questions in Blackburn

Is Blackburn in your area for window mastic?

Yes, Blackburn is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Kintore station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures.

Can resealing stop a draught around my window?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that’s a different fix, and we’ll say so.

Are you insured?

Yes. We’re fully insured.

Can new window sealant be painted?

Most silicone can’t be painted. Let us know beforehand, and we will use a paintable product where it suits.

How many windows can you do in a day?

A few frames take a few hours. We confirm the timing with your quote.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The work normally takes a morning for a couple of windows and a door, depending on the size of the job. Outside jobs in Blackburn need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep solvents and bleach off the sealant
  • Clean frames with a soft cloth and soapy water
  • Paint up to the joint, not over it
  • Air rooms to keep condensation down around windows

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

Why act early in Blackburn

A quick bead over the top of old mastic looks like an easy fix, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. The old mastic has to come out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

How we quote for window mastic

We quote each job individually. These are the things that affect it:

  • Which sealant suits the joint
  • Whether there’s mould to deal with
  • The size of the job
  • How many areas need sealing

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Asking for a quote

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • If someone has resealed it before

We quote each job on its own. Simply send an email to info@mrmastic.co.uk and describe the job and send pictures if you have them.

Blackburn homes and the weather

Aberdeen’s nickname, the Granite City, comes from its stone buildings, and granite is hard and dense, so any sealant against it needs clean, sound edges to grip. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you let a flat or house near Kintore station, renewing tired window mastic between tenants heads off draught and damp complaints.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we are called out for in Blackburn

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.

Keep an eye out for any of the following:

  • Whistling draughts around closed windows
  • Mastic that’s falling out in pieces
  • White mastic on grey or black frames
  • Mastic that has split away from the wall

In and around Blackburn, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
