Window mastic in Kinmundy

Windows and doors in Kinmundy

Aberdeen is known as the Granite City, and granite is hard and dense, so any sealant against it needs clean, sound edges to grip. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Managing a site like New Machar Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Newmachar Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

About our window mastic in Kinmundy

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. If the draught is through the window seals instead, we’ll tell you. We work on composite doors, aluminium frames and patio & French doors, and the jobs we see most are untidy mastic left by window fitters and black, perished sealant on frames.

Mastic can only go onto a dry joint, so outside work in Kinmundy depends on the weather. Tell us about access to all the windows and doors, upstairs included.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Quotes for window mastic in Kinmundy

Every job gets its own quote. These are the things that affect it:

  • The size of the job
  • The old material and how stubborn it is
  • Mould in or behind the old joints
  • The type of sealant required

Combining jobs into one visit usually makes better use of the time than several visits. We’ll send you a clear quote for the lot.

What to tell us for a quote

When you contact us, it’s useful to know:

  • The address or postcode of the job
  • Whether it’s a home or a business
  • Photos by email, if that’s easy
  • Access, such as stairs, a lift or height

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

What sealant work cannot fix

We will always be straight with you, so here’s what sealant can’t fix:

  • Penetrating damp from a failed cavity tray or render
  • Condensation trapped between the panes
  • A sash or casement that won’t close properly

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Kinmundy: your questions answered

Is Kinmundy within the area you cover?

Yes. Kinmundy is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Dyce station?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Will resealing my frames help with draughts?

It will if the frame joint is the problem. We check where the draught is before any work starts.

Where are you based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

How long will my window job take?

The work takes a morning for a couple of windows and a door. Access and the amount of old mastic make the biggest difference.

Does the work come with a guarantee?

Yes. All our work carries a 12-month guarantee, and we’re fully insured.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Why deal with it now?

Running fresh sealant over the old joint is tempting, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How it works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a morning for a couple of windows and a door. Outdoor work around Kinmundy depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

Getting ready for the visit

  • Mention any tricky access
  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area

Do you need window mastic in Kinmundy?

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

Keep an eye out for any of the following:

  • Old mastic that has gone black or come away
  • Whistling draughts around closed windows
  • Gaps where the sill meets the wall
  • White mastic on grey or black frames

Letting a property close to Dyce station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How to choose a mastic man

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Repaint timber before it’s bare
  • Don’t use solvent cleaners on the joint
  • Paint up to the joint, not over it
  • Wipe condensation off the frames

Silicone can’t usually be painted, so mention any painting plans before work begins. There are paintable sealants for joints that need it.

Leaks normally show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
