Bathroom resealing in Udny Station

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on sinks & splashbacks, kitchen worktops & upstands and basins & vanity units, and the jobs we see most are sealant that has split, shrunk or peeled away and a messy, uneven bead from a previous reseal.

For a place like Udny Station, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Each job carries a 12-month guarantee, large or small.

Udny Station questions

What guarantee comes with bathroom resealing in Udny Station?

All our work, in Udny Station and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Will you come out to Udny Station?

Yes. Udny Station is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords and businesses?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Are you insured?

Yes. We’re fully insured.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

Bathroom resealing around Udny Station

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Udny Station, as everywhere, bathroom resealing is only as good as the preparation behind it.

Do you need bathroom resealing in Udny Station?

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

These are the problems we are asked about most:

  • Water escaping at the shower enclosure
  • Shrunken sealant along the back of a worktop
  • A joint torn by a bath that flexes
  • New sealant laid over old sealant that is now lifting

For jobs in and around Udny Station, choosing the right material for each joint is as important as a tidy finish.

What to look for in a quote

  • Which colour the sealant will be
  • Are they insured?
  • The length of the guarantee
  • Which sealant they’ll use, and why

10 questions to ask before booking

When it is not the sealant

It helps to know what we cannot do too:

  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint
  • Water getting in through the grout rather than the sealant

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Keep the fan on for a while after bathing
  • Stick to a soft cloth and a mild cleaner
  • Wipe up water along the back of the worktop
  • Wipe the sealant dry after showering

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

What affects the quote in Udny Station

We don’t publish a price list, because no two jobs are the same. What we look at:

  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • How much there is to do
  • The old material and how stubborn it is

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Helping us quote

To help us quote quickly, let us know:

  • Photos by email, if that is easy
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • The address or postcode of the job

If you’re in Udny Station and need bathroom resealing, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

Why it’s worth doing now in Udny Station

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Around Udny Station, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Why Udny Station customers choose us

What we do, step by step

There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes a couple of hours for a single bath or shower, including the tidy-up. Somewhere like Udny Station may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area

Advice

What the job involves on each surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
