Bathroom resealing for homes and businesses in Balmedie

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on kitchen worktops & upstands, shower trays & enclosures and wet rooms, and people most often call us about sealant that has split, shrunk or peeled away and new sealant laid over old sealant that is now lifting.

Bathrooms in smaller places like Balmedie work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

You get a 12-month guarantee, the same in Balmedie as everywhere else we work.

Balmedie: your questions answered

Do you cover Balmedie for bathroom resealing?

Yes. We work across all of Scotland, and Balmedie is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Will you come out to Balmedie?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

How much does bathroom resealing cost in Balmedie?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

The process

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job normally takes a couple of hours for a single bath or shower. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Before we arrive

  • Keep children and pets away from the work area
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

Advice

Leave it or put it right?

Sorting it now is quick: it takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.

Why us?

Common problems we fix in Balmedie

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

Look out for any of the following:

  • Smears of silicone across the tiles
  • Cracked, shrunken or lifting silicone
  • Leaks into the floor or ceiling below
  • Shrunken sealant along the back of a worktop

For an older house near a landmark such as Belhelvie North Church, walls and floors in older homes can move, and sealant and grout show it first.

How we quote for bathroom resealing

You’ll get a clear quote before any work starts. It’s based on:

  • The number and length of the joints
  • Which sealant suits the joint
  • Mould in or behind the old joints
  • The number of rooms or windows

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

What to tell us for a quote

When you contact us, it’s useful to know:

  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • The type of property
  • Photos by email, if that’s easy

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we will take it from there.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • A bath or tray that moves because it isn’t properly supported
  • Cracks in the tray itself rather than the joint
  • Water getting in through the grout rather than the sealant

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
