New Build Mastic in Balmedie
New-build sealant joints in Balmedie need attention? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.

- Sealant applied over dusty or wet surfaces
How we handle new build mastic in Balmedie
Some owners wait for the first year’s movement before having joints redone. That makes sense for small gaps that are just cosmetic, but a seal that’s letting water through needs doing now. Typical jobs include plot mastic for developers ahead of handover and beads laid onto grit and dust from the build, on plot handovers, kitchens and show homes.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
All of our work is guaranteed for twelve months, in Balmedie and everywhere else we cover.

How it works
The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours in a single home, and we explain the cure time before we leave. Outside jobs in Balmedie need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Each joint is checked for movement before work begins.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about earlier repairs to the joints
- Plan for the work area to be out of bounds to pets and children

What else we do in Balmedie
Common problems we fix in Balmedie
When the heating goes on in the first winter, the house dries fast. Gaps open along skirting, frames and worktops and cracks appear in the sealant.
These are the problems we’re asked about most:
- Joints pulling apart as timber shrinks
- Gaps behind new kitchen upstands
- Skirting joints opening in the first winter
- Sealant that never bonded to the surface
In and around Balmedie, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- Whether VAT is included
- How the surfaces are prepared before sealing
- How hidden problems are handled
- Are they insured?
Why deal with it now?
Small cosmetic gaps can wait for the house to settle, but water getting through cannot. Not sure whether yours can wait? You can send an email to info@mrmastic.co.uk with a few photos and we’ll tell you. In an older home around Balmedie, damp from a failed joint can get into timber and plaster.
What you pay reflects the work, not guesswork. That’s why we ask about the job first.

What sealant work can’t fix
Sealant is not the answer to every problem, and we will tell you before any work starts. It will not solve:
- Leaks from pipes, valves or wastes, which need a plumber
- A tray or bath that is not properly supported, until it’s fixed
- Cracking that points to a structural problem
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.
What we seal
- Skirting & floors
- Show homes
- Windows & doors
- Kitchens
- Bathrooms & en suites
- Plot handovers
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Avoid running a DIY bead over the old one
- Raise failed sealant with the developer while you’re covered
- Avoid scourers and strong chemicals on sealant
- Do not wait for the house to settle if water is getting through
Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it as they wear the bead.
A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.
Surface by surface
Show homes
Tired or marked sealant in a show home can be renewed. The old bead comes out and a clean new one goes in.
Skirting and floors
Floors and skirting move as the house dries and the heating runs. Caulk cracks; a flexible sealant moves with it in a colour to suit.
New build mastic in Balmedie: local notes
Balmedie is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
For jobs in and around Balmedie, choosing the right material for each joint is as important as a tidy finish.
