Remedial sealant near Balmedie

Remedial sealant for homes and businesses in Balmedie

Remedial jobs in Balmedie usually fall into a few patterns: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. We strip each one back and start from scratch. Typical jobs include a shower that leaks however often it’s resealed and products that weren’t meant for the joint, on expansion joints, mouldy bath & shower sealant and shrunken worktop sealant.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All our work comes with a one-year guarantee.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • A leaking trap, valve or supply pipe
  • A bath, tray or worktop that moves until it’s properly fixed
  • Cracks in the fitting rather than the joint

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Expansion joints

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

How the job changes by surface

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

What remedial sealant looks like in Balmedie

Balmedie is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Aberdeen, the Granite City, has plenty of granite tenements, and in a tenement, a failed seal can reach the flat below.

Around Balmedie, as everywhere, remedial sealant is only as good as the preparation behind it. Homes close to Belhelvie North Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What affects the quote in Balmedie

Jobs vary more than people expect. The main factors:

  • Working hours on commercial sites
  • Mould in or behind the old joints
  • The size of the job
  • Whether old sealant or filler has to be cut out

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • The problem you’ve noticed
  • The type of property
  • Photos by email, if that is easy
  • Where the property is

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.

What we do, step by step

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before we start. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. Somewhere like Balmedie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive

Balmedie questions

Do you cover Balmedie for remedial sealant?

Yes. We work across all of Scotland, and Balmedie is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Will you come out to Balmedie?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How long does remedial resealing take?

That depends on how many layers there are and how many joints. You will have a timescale before any work begins.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Can I choose the sealant colour?

Most of the time, yes. We’ll tell you which colours the right product comes in.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Do you have insurance?

Yes. We’re fully insured.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Why deal with it now?

A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing generally puts it right. Where something else has failed, you’ll hear it from us. In an older home around Balmedie, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Always have old sealant cut out, not covered
  • Ask why a joint failed before redoing it
  • Don’t point over movement joints
  • Don’t wait for a small gap to become a leak

Keep an eye on the joint at first, especially if movement was the problem. Should anything change, drop us a line at info@mrmastic.co.uk.

Do not keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.
