Remedial sealant in Belhelvie

Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that’s what we find, we will tell you rather than reseal something that will not fix it. If you are dealing with sealant that came away because the surface wasn’t prepared and products that weren’t meant for the joint, we can put it right, on shrunken worktop sealant, leaking tray & enclosure joints and botched or over-sealed joints alike.

A bathroom in a place like Belhelvie gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What the job involves on each surface

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so we spend extra time cleaning before resealing.

Windows & doors

A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.

Belhelvie questions

Will you come out to Belhelvie?

Yes, Belhelvie is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you cover Belhelvie for remedial sealant?

Yes. Our work covers the whole of Scotland, and Belhelvie is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

What if resealing won’t fix my leak?

You will hear it from us. A cracked tray, faulty valve or leaking waste needs a different trade, and we will not reseal for the sake of it.

How long does remedial resealing take?

It takes a few hours for a typical bath or shower, longer where several layers have been applied. You’ll know the timing when we quote.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can you reseal a split movement joint?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

What affects the cost of remedial sealant

You’ll get a clear quote before any work starts. It takes into account:

  • Whether old sealant or filler has to be cut out
  • The product the joint needs
  • Any working-time requirements on site
  • The number of rooms or windows

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What we need to know

Before you ask for a quote, have a think about:

  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that’s easy
  • Any access issues, like height or stairs

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A tray or bath that’s cracked
  • Plumbing leaks behind walls or under trays

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints

Remedial sealant in Belhelvie: local notes

Belhelvie is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you let a flat or house near Dyce station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Homes close to Belhelvie North Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

The process

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours for most joints, depending on how much old sealant has to come out, and we tell you how long to leave it before we go. Outside jobs in Belhelvie need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

How to prepare

  • Keep pets and children clear of the area while we work
  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height

Advice

Landlords, agents and businesses in Belhelvie

We also work for property managers and facilities teams. Several sites can be quoted together.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Leave it or put it right?

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.
