How we handle new build mastic in Foveran

Across Foveran, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method does not change: remove, clean, prime where needed, then a neat new bead. We work on kitchens, plot handovers and bathrooms & en suites, and the jobs we see most are messy sealant that spoils new finishes and new-build shower sealant that has already split.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What we do, step by step

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours for most snagging lists, longer for a run of plots. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Do you need new build mastic in Foveran?

Sealant is often one of the last jobs before handover. Joints aren’t always cleaned of dust or primed, and the sealant sits on grit instead of the surface.

These are the problems we’re asked about most:

  • Smeared, uneven beads picked up at snagging
  • Leaking shower tray seals in a new home
  • Sealant applied over dusty or wet surfaces
  • Frame joints opening as the plaster dries

Around Foveran, as everywhere, new build mastic is only as good as the preparation behind it.

Foveran is within about 3 miles of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Leave it or put it right?

For developers, getting the sealant right first time saves return visits. Snagging visits for failed sealant cost time on every plot. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

What sealant work cannot fix

We will not take on work that will not last, so these are the limits:

  • Cracking that points to a structural problem
  • Cracked trays, tiles or worktops
  • Baths and trays that move too much for sealant to cope with

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

  • Show homes
  • Skirting & floors
  • Windows & doors
  • Plot handovers
  • Bathrooms & en suites

How to look after the new joints

Looking after new joints is easy:

  • Ventilate bathrooms well, especially in the first year
  • Resist patching a failed seal with a tube from the DIY shop
  • Avoid scourers and strong chemicals on sealant
  • Wait for the cure time before using a resealed shower

Watch the joints as the house settles. Hairline gaps can open as timber and plaster dry and can be resealed later.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left in a busy bathroom.

What the job involves on each surface

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant.

Show homes

In a show home, the sealant is on display. We lay neat, even beads in colours to suit the finishes.

FAQs for Foveran

All our work, in Foveran and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Yes. Snagging lists are a common starting point for us. We will go through the sealant items and agree what we will do.

Do you work for letting agents?

Yes, regularly. Several properties can be quoted together.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
