About our new build mastic in Cultercullen

Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. While the builder’s snagging or warranty period runs, report it to them first, and if it isn’t put right, get in touch with us. If you are dealing with smeared, uneven beads picked up at snagging and skirting joints opening in the first winter, we can help, whatever the surface.

Around smaller Scottish places like Cultercullen, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

You get a 12-month guarantee, the same in Cultercullen as everywhere else we work.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

What we do, step by step

The work is kept neat and contained to the joints we are treating. Expect the work to take a few hours in a single home. Outdoor work around Cultercullen depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. We cut out every bit of the failed or messy sealant.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you are given the cure time.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions
  • Let us know about stairs, lifts or work at height

Advice

What affects the cost of new build mastic

Jobs vary more than people expect. What affects the quote:

  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • The amount of work
  • The product the joint needs

Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • What’s wrong with the joints now
  • Roughly how big the job is
  • If someone has resealed it before
  • Any access issues, like height or stairs

Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job and send pictures if you have them.

Why deal with it now?

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or is not dealt with, we can reseal it properly. Around Cultercullen, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Questions from Cultercullen

Is new build mastic in Cultercullen guaranteed?

All our work, in Cultercullen and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover Cultercullen for new build mastic?

Yes, Cultercullen is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Are you insured?

Yes, we’re fully insured for domestic and commercial work.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Different surfaces, different methods

Show homes

We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.

Kitchens

Sink joints are wet all the time. A kitchen sealant goes in there suited to the job.

What we are called out for in Cultercullen

New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart.

The most common problems we see are:

  • Cracked sealant around new window and door frames
  • Kitchen sealant that has pulled off the wall
  • Cracked caulk along new skirting
  • Joints pulling apart as timber shrinks

Whether the job is in Cultercullen itself or nearby, the right material for each joint matters as much as a neat finish.
