New build mastic in Hill of Keir

How we handle new build mastic in Hill of Keir

We work in new homes and on new-build sites across Hill of Keir. One shower or a whole phase of plots, the method does not change: remove, clean, prime where needed, then a neat new bead. Typical jobs include cracked sealant around new window and door frames and sealant work across a run of new homes, across bathrooms & en suites, kitchens and windows & doors.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Your questions about new build mastic in Hill of Keir

Will you come out to Hill of Keir?

Yes, Hill of Keir is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Hill of Keir in your area for new build mastic?

Yes, Hill of Keir is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Can you do several jobs on one visit?

Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

How long does the job take?

Typically it takes a few hours for most snagging lists, longer for a run of plots. Bigger jobs take longer, and we’ll tell you how long to expect.

Is it normal for sealant to crack in a new home?

Cracking in the first couple of years is common, because the house is drying and settling. Rushed application on dusty surfaces makes it worse.

The process

At the end, we look at the finished work together. The visit itself normally takes a few hours for most snagging lists, longer for a run of plots, depending on the amount of work. Outside jobs in Hill of Keir need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you are given the cure time.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Get a leaking seal dealt with straight away
  • Keep water off fresh sealant until it has cured
  • Wipe joints with warm soapy water
  • Don’t seal over failed sealant yourself

Watch the joints as the house settles. Small gaps can appear as the house dries, and they’re simple to reseal once movement has slowed.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in saves a harder job later.

Landlords, agents and businesses in Hill of Keir

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

When to call us in Hill of Keir

Not every new-build joint gets the right sealant: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.

Any of these means the joints need attention:

  • Plot mastic for developers ahead of handover
  • Smeared, uneven beads picked up at snagging
  • Skirting joints opening in the first winter
  • New-build shower sealant that has already split

Whether the job is in Hill of Keir itself or nearby, the right material for each joint matters as much as a neat finish.

Our hiring checklist

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Movement caused by a poorly fitted tray or bath
  • Plumbing faults behind the sealant
  • Cracked trays, tiles or worktops

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Plot handovers
  • Show homes
  • Kitchens
  • Bathrooms & en suites
  • Skirting & floors
  • Windows & doors

What happens if it’s left?

A quick bead over the top of the old sealant can look fine at first, but it will not bond to the old layer. A lasting seal starts with removing the old one completely. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.
